We made our first DVC offer on Saturday morning on a new listing, and from what I can gather we have a very competitive purchase price. However, the broker has been unable to get a response from the seller.

What is the usual timeframe that a seller response to an offer? Perhaps since the listing came out on Friday the seller is waiting to see if more offers come in?

Thanks for any feedback, much appreciated.

Feel free to set your own deadline. Offers are typically good until cancelled until you've set a deadline.

We made an offer on our first DVC resale last week and the offer was accepted by the seller later that day. Although we are still waiting for the seller to return the signed contract, things are moving along much quicker than we expected. I'm not sure how long they have to respond to an offer, but we were told they have 7 business days to return the signed contract.

The seller may have gone away for a long weekend or be in Canada watching the Woman's World Cup. If so, you might hear the next time they pick up their messages. Life goes on for the seller and things happen. It is your choice to wait or cancel your offer.

We put offers on a couple of contracts. One we got outbid, but heard back later that night. Another we put an offer in and heard back two days later that they accepted it, but we didn't go through with it because we found a perfect contract for us through a different company and paid full asking the day before. The company was bummed and did try to get us to reconsider, but two days and not hearing anything I just assumed we were outbid again. I don't think it's unreasonable to wait, but keep looking while you wait in case a perfect contract comes up so you don't miss out.

Depends on the seller. Most do not immerse themselves in DVC and or Disney so to them it's just something that they need to do. Summer vacations have started so that may be a factor and often selling can be more mentally difficult, we are hoarders by nature. Believe it or not, some people only check email every couple of weeks!
