After a few months of searching all of the major brokers' websites day after day, I had finally found a listing that worked perfectly for me and felt that the asking price was reasonable. VWL, August use year, 150 points (all 2011 and 2012 available), $60/point. I called and placed an offer @ $50/point, knowing that I would have some room to negotiate up if need be (fully expecting a counter, but not really wanting to go too much higher). To my dismay, the broker informed me that the listing had just gone "pending" a few hours prior to my call :sick:

I'm pretty sure she could hear the disappointment in my voice, and encouraged me to try the same offer on another VWL listing, same # of points, same use year, but only a few 2011 points were remaining. The asking price was $68/point. With a $18/point differential, I didn't think that my $50/point would go over very well, but it never hurts to make an offer, right? So I advised my broker to proceed with the offer Wednesday evening. I informed her that I was leaving on business the following morning, and may be hard to reach, but would respond back as soon as I had a free moment. To my surprise, she called me back a half hour later to inform me that my offer had been accepted :scared1:

Now if I wasn't as price conceous, I could have snagged a listing a few months back if I was willing to pay "asking price". However, I've used the tools at my disposal (this forum, the ROFR thread, etc.), and determined that $50/point was my magic # for VWL (this is the lowest $/point that I see passing ROFR per Donald's thread), but was OK coming up a few bucks if need be to get the right contract. Had this contract been "loaded", I would have been OK coming up to $54-55 per point. But seeing as how it doesn't have many 2011 points remaining, I wasn't going to budge from $50. With this approach, I knew I had to be patient. I made an offer at $50/point a few weeks back on a $60/point asking price, and the sellers countered at $75/pont :confused3 So it's been a journey :)

I'm so excited, it's beyond words. I know I shouldn't be yet, as there's still a few hurdles to cross, but am hoping for the best. I just wanted to share my journey with you all, and thank everyone for their help in this process. I've learned so much from this forum about DVC, I think I'd have no problem selling it :)

Now it's time to read through the contract, get my deposit squared away, and start praying to the ROFR pixies :dance3:
 
Congratulations!! Been there, done that! We too have used all available resources to calculate "our" price and learned through experience that the prices are more often than not, negotiable. On one contract we made an offer and the broker told us we weren't serious about buying with the price we offered. Needless to say, we did not use her anymore. We made the same offer with another broker on a different contract and it was accepted and passed ROFR. Good luck passing ROFR. That's a great price for VWL. Now you have to wait for addonitis to strike in the near future! :rotfl2:
 
Congrats! I just purchased recently too via resale. It was a long journey. I hope the rest of the process goes smoothly for you.

For every resale purchase I have made, I had a bottom number. If my offer was refused, I just moved on to the next contract.
 
Great! I just passed ROFR for a 150 pt, VWL all '11,'12,'13 pts. My offer was at $52/pt. So your offer was right on especially since there weren't many '11 pts. I have a friend who passed a loaded VWL at $50/pt. so you will be fine!! The hardest part is getting the seller to agree to the offer. My offer was accepted after trying 3 times.

FYI....there is currently a contract for 400 HHI points at $29/pt. going to ROFR.....:eek:

Thanks for the kind words, everyone! Having a battle plan along with plenty of patience is definitely key for anyone going through the resale process.

Just finished reading through the contract this afternoon - seems pretty straightforward. Nothing overly alarming. I will get this sent in first thing Monday, and then onto ROFR!

Congrats to you. I'm still in the saving money, and researching phase. I know that I want to purchase at the Beach Club because we love it there. Two daughters going to college next year and the year after so I dare not buy right now but I am putting money away every week for my "dream come true" and know I will be a DVC member eventually. Thanks to everyone for the kind words! I'm only on day 3 of ROFR, and it's already killing me :lmao:

I'm already searching for my next 75-100 point BWV contract as the next addition. I was originally going to do one larger contract, and decided it would be best to do two smaller contracts at two different resorts. So technically, this wouldn't be considered "addonitis", maybe instead we'll call it a "pre-existing condition". :confused3

Either way, I'm hooked ;)
