Hoping to be a new DVC within a few months. I have decided an October use year will work best for us.
Trying to really learn as much as I can about how banking, borrowing,etc guidelines. If I have an October use year when do I have to bank by?

May 31st is your banking deadline for an Oct UY.

Thank you. This means if I am looking at contracts for sale not have 2019 points left correct? It will say xxxpts banked into 2020 or something along those lines And xxx pts coming Oct. 2020?

That would be my recommendation. If they do have 2019 UY points, make part of your request that the owner bank 2019 points into 2020.

Note that a contract may show 2019 UY points that are actually 2018 banked points, but in many cases either the listing will indicate that, or the broker will inform you when you inquire.
 

You can see the distribution chart on DVC news. October is one the more rare use years. If I were doing it again, I would have gotten a more common one, for selling your contract and also for adding on.

We mostly travel the 1st week of Nov, January, Feb, and April with May or June throw in every few years. I can’t step foot in FL July-Sept due to the heat so it seems like Oct. is the best choice. I have seen Oct. will be much harder to come by but I’m not in a rush to buy as we don’t need points before late 2021/early 2022.
Should I rethink this?

Depends on what your goal is. If you plan to resell this contract, a more common use year can help it line up with others' contracts. It also helps you if you need to add on points in the future. With different use years, it's like being completely different people making the booking. Same use year for multiple contracts is a big deal. Or maybe you care about neither of these things.

I would stick with the month that best suits your travel.
 
Thank you for the input. My tops 3 resorts are BLT, AKV, and SSR. I know that I almost have no shot at finding a small BLT contract with Oct so it leaves me looking between AKV and SSR. We like both resorts so we don’t mind having to stay there if we can’t swap out. I will most likely try for a few months to find one with the use year I want but might expand my search if nothing pops up as the year ends. I seen much more inventory at SSR so hopefully I’ll find what I’m looking for.

I agree. We have October for the bulk of our points, and while it may not be as common as others we haven't had an issue when looking to expand or add on.

And if you ever have to sell, I wouldn't be worried about having a less common UY. The size of your potential market is RELATIVELY the same as any other UY... Meaning if there are double the number of September points vs. October points out there, then proportionally there are half as many sellers AND buyers for October contracts at any one time. If anything, less common UY's may sell faster, as they are more unique (not a fact, just my thoughts on it).

BLT is one of our October resorts; we have 160 & 100 resales, and bought 75 direct before the latest round of restrictions. Not sure how small you are talking, but I wouldn't say never!

Just got a text that there was an Oct. AKV listed today. Text was sent at 10:30am but I didn’t see it until around 1pm. I decided to try to make an offer but it was already sale pending by then.:sad1: Lesson learned to keep my phone next to me at all times.

I don’t want to finance so will have to stay in my cash budget which
is around 15,000. Mostly looking at 100-120 but for SSR might get a few more since it is cheaper.

This is how I finally got my contract. An email went out at 9:39 Saturday morning and my offer was accepted and the sale was pending by 10:25.

Just poked around and www.dvcresalemarket.com has 50 and 100 point BLT October contracts currently available. The SSR points are cheaper, so I get it!
 
50 pt BLT Oct UY went up today, too.

They are really rare, so don't expect to negotiate price. $154 and cannot close until late this year. only 1 2020 point.

I just made the decision to go for 100 @ SSR instead, otherwise I'd have jumped when I got the alert earlier.

As much as I’d love to jump on BLT I would like at least 100pts to begin with so if I bought 50 now I’d have to find another 50pts along the line and I don’t really really want to pay the premium for a 50pt contract. If I am going to pay that much I’d rather just get a 100 points direct at whatever resort is cheapest.

Thankfully I can hold off for about a year until I will need to book a trip so I’ll hold off until something comes up. I really like SSR so if it turns out we can only get SSR that would be fine too.

If you are looking to book during the Fall, remember that you'll need to book it 11 months out. Sometimes even 10 months out may be too late. Closing on a resale may take three months.

I don’t think I’ll have the patience to wait too long. I love almost all the dvc resorts so I might start looking into some back up locations.

We are thinking about traveling Nov. 2021 but will also be traveling spring 2022 so I don’t mind if we don’t have points available until spring 2022. We just cancelled our Nov. trip to Universal this year so we might just end up there if I haven’t found anything.
 
For those who looked at the BLT small contract, is this a good value for a small contract? We have just started looking and unsure of what is a fair value. Hoping for some advice.
