October Use Year 2025 vs 2026 Advice

Hi all,

If I am wanting an October use year for direct Poly, and assuming I would be granted that before October 2025, would it be more beneficial to buy in August or September 2025, or wait until 2026?

I know about magical beginnings, but I am having trouble weighing the pros/cons of buying now before October 2025 vs waiting until 2026, primarily in regards to points dropping.

I know the price is likely going to just keep increasing (or at least not get better) regarding the overall contract price. TIA!

First question: are you considering a direct purchase, or are you asking about resale?
 
Assuming direct, if you wait until 2026 UY, you lose an entire year of points - would the potential cost savings offset that? Likely not. If you do magical beginnings it's an immediate discount and you get the 2026 points, if you roll the 2025 into 2026 you get double the points, either way I would say do it before October so you don't miss out.

My apologies. I am considering 150 points direct Poly
 

Also, say I were to buy now for an October use year, would I be able to use magical beginnings immediately, then get my new points drop October 2025?

Btw: Magical Beginnings comes in the form of a rebate check that is mailed to you some time after you close. You do still have to pay that amount up front.
 
If you know you are going to buy either this year or next year, I would just do it now and do the magical beginnings. No one can predict the future, but I'd say prices are unlikely to come down. Buying just before a new UY begins allows you to take maximum advantage of magical beginnings - on a 150 point purchase, that's a $3,000 savings. If, for some reason, you don't want to use your 2025 points, you could bank them into 2026 or rent them out and cover your 2026 dues plus some left over - I'll caveat that by saying, I might personally hesitate about my first usage of points being renting them out, so I'd probably bank them if I couldn't use them next year (and, the following year, use them and rent out that year's points if I had too many).

But, if you're still deciding whether you want to take the DVC plunge, then I'd hold off. Poly isn't going to sell out in the next year. Maybe there's a chance sales slow down and they have some better incentive periods (wouldn't count on it though). And, even if prices increase, you will have saved on dues between now and then which will partially offset whatever savings you lost by not taking advantage of current promotions.

For reference on this, I closed June 25th, received my rebate check on July 11th - actually two rebate checks, one for each of my two contracts that I purchased.
 
Buying before October 1st, starts you with Oct 2024 UY points since we are still in the Oct 2924 UY.

Wait until Oct 1st or later starts you will 2025 UY points.
