Why is it members at last minute can not get a reservation? We are Saratoga Spring home members we decided at the last minute we might want to go in November and we want a treehouse none are available, actually nothing in November around the 5th through the 12th is available. I was put on the waitlist....Any suggestions We can hold off until next year but we pay all that money we should have availability.

Because there are only a handful of them, and there are thousands of SSR members who book them at 11 months out.
 
If you want a treehouse, book your trip at 11 months out. We also bought SSR points to stay in a treehouse, as did thousands of other families. DVC works for those that book early - it is hit or miss if you book late.
 
We have a 3 night stay over Halloween, the weekend before in a THV that we booked 5 months ago, via a waitlist. Had you been even 4-6 months out, you may have had a chance. We first booked a 2 bedroom at SSR, can you do that? Then if the waitlist comes through, it's the same number of points.

If you like to book last minute routinely you are going to be very disappointed with DVC. As someone else said DVC works best for those that book in advance.
 
With a points based timeshare and the flexibility that comes with it, there also comes the drawback of having to book far in advance for popular times.

At this point, since you are within the 7 month window, you are competing with all other DVC owners for only 30 treehouses that can be reserved using DVC points and those that book farther in advance will have a better chance of securing a reservation. They are really popular.

There are only so many and when they are booked, they are booked. I am sorry that it is not working out the way you want this year, but maybe the wait list will come through and at least you know what you will need to do for next year.

The treehouses are very popular so you need to book out as far as possible since there are only 60. We had to book ours 11 months out.

My dream someday is a THV during Christmas. So for my own clarification, How many of the THV's are available for points? Doesn't DVC have access to all the THV's?

30 out of 60 is what I remember seeing here about the number of THVs that can be booked with points. We've been very lucky...don't want one for each visit, but for the two times I wanted one, we got one!:goodvibes
 
We are staying a week in August and we booked last September (SSR is our home resort). As a pp stated, DVC will not work for you for the most popular villas if you don't pre-plan. :thumbsup2

Not necessarily.

On June 30, 2011, Disney Vacation Development declared 6 more TreeHouse Villas for the DVC inventory (see http://www.dvcnews.com/index.php/re...ws/1629-more-treehouse-villas-declared-at-ssr). So far, 36 of the 60 THVs have been declared.

Although only 36 THVs have been declared, I do not know how many THVs Members can book using points on any given Use Day. The basic rule is that Members can only book a percentage equal to the percentage of the resort that has been declared into the DVC inventory. To date, 97.42% of SSR has been declared for the DVC inventory. Thus, on any given Use Day, no more than 97.42% of SSR can be used by Members to book stays using points. According to the Master Declaration, there is no distinction in the type of villa accommodations, so the THVs are lumped together with the other two-bedroom villas and Grand Villas that are part of SSR.

SSR, like all other DVC resorts, has a reciprocity clause in its Master Declaration. This clause permits DVC Members access to villas that have not been officially declared. In exchange, DVD gets access to villas that are officially part of the DVC inventory.

I don't know whether DVD lets Members book no more than 36 THVs on any given Use Day, or only 97.42% of the THVs, or if it lets Members book as many as 60 THVs, and in exchange DVD reciprocates by taking an equivalent number of SSR villas -- in terms of points -- that belong to to the DVC inventory.
 
DVC really works best for those that can plan ahead, especially hard to book room categories.

We stayed in the THV's last November (pre and post cruise), which we had been waitlisted for. This year we (booked at 11 months out and SSR owners) we got them again for the pre and post cruise stay. It happens to be the time you are looking at.
 
Just today was able to book 2 nights the second week of dec. :banana:
Change in plans & we had to switch from BLT 1 bd.
 
We stayed in a Tree house for 4 nights in June before our Cruise. We were at the furthest one and still thought the walk was not too bad.
I think you have a chance of a few days in the 7 months or less, but for a full week I think you need to book at the 11 month mark.
 
I booked a THV for 6 nights for Dec 17 -22 but did so at 11 months. They were all gone the next day for my check in date. Very popular so you have to jump on them quick.
 
Last week, I attempted a 2 bedroom, anywhere, for 9-30 and 10-1.....not a room in the place including studios and 1 bedrooms so.....the CM asks if I would like a GV as that is all they have. So, I wasted a ton of points, had my friends cancel their POP reservation to stay with us.....we are going to have a great time!
