Not ROFR thread - general discussion

Early in sobriety, I lived in a "temporary" 1BR grad-student-special. I started out subletting it for six months, and ended up living there for three years. I left my fancy house with my clothes, a small cache of kitchen equipment, and not much else. A few trips to Ikea later (table, chairs, bed, etc.) and I was set. I realized very quickly that I didn't really need much stuff at all.

Well, except for a well-stocked kitchen. I don't mess around there.

I was thinking about that when we finished Your Friends and Neighbors the other night; Barney nailed it on Episode 8's titular soliliquy.
I can go from beautiful DVC villa to tent camping in the extreme desert heat (just got back from that this weekend 🤣🤣) I think id give up my house and live in an apartment before giving up my DVC (knock on wood 🤣🤣)
 
I’m looking at my contract for a resale purchase. Cammy at dvcclosings.com will be handling the closing. By google searching the sellers and looking at occompt.com, I see they were in default on what I believe were MFs. Looks like the mortgage was previously satisfied. The lien for the MFs appears to have been satisfied because I found the notice of voluntary dismissal.

Do I need to be worried or should title insurance give me comfort?

This is why you are paying your title agent. If they say it looks good, you have title insurance, and Disney lets it clear ROFR then I would not worry.

The comptroller site can be so hard to navigate and decipher. Just be sure to opt for title insurance.

That’s frustrating. Are they out of town or international? I bought from a UK seller and it took a long time for them to get their docs notarized.
Canadian. I emailed the closing company today and was told that they contacted the seller last week and the seller was "just getting around to doing the paperwork." I'm beginning to wonder if they don't really want to sell.

I definitely googled mine. Not a lot of info for most though. My last seller was a widow. Looked like she and her husband had bought many contracts together and travelled together a lot. She sold shortly after he died, which made me sad for her.

I’ve been doing that since last night and the contract I just signed is giving me hives. Google stalking and looking at the default notices on the comptroller’s website has stressed me out. It’s the equivalent of being google doctor and losing sleep.

I’m letting what @VGCgroupie and @AstroBlasters said earlier subdue my nerves.

It sounded like her daughter was helping her with the paperwork. Maybe they had to settle an estate. She was older; around my mother’s age. It was sort of a heavy feeling that she had experienced that loss. I didn’t feel bad giving her full asking price.
