I have been trying to get a 1 bedroom villa at Hilton Head but have been told none were available at all. So I called up regular reservations to check and they had rooms available for cash. I purchased 3 vacation club interest and at every one of them I was told that the DVC resorts were for points based reservations. Now they tell me that they hold rooms for cash customers and that we DVC members can't get rooms that are available for cash. That is unless we want to use cash to pay for them because our points can't be used. Has anyone else had this problem and is there anything that can be done. Thank you

This has been discussed on this board quite a bit lately. Unfortunately there isn't much you can do. DVC holds a small percentage on points that are never sold. This is to allow for rooms taken out of service for maintenance and repairs. Of course rooms are not always out of service. So you will find rooms offered for cash quite a bit. Also, if DVC exercises first right of refusal when a member is selling their points, then they have extra points that can be used for rooms on a cash basis too. I know it can be very irritating when this happens.

This question comes up often. The short answer is that is the way the system is designed to work.

When a member trades their points outside of the DVC resorts, those rooms become available for cash to offset the cost of the trade (technically the member is reserving a DVC rooms, then using it for a stay elsewhere). These rooms are then available for cash, and can not be used for points. The only trades not turned over to cash are World Passport (Interval International) trades, but those rooms go to II and also are not available to DVCers.

Also, any "unsold" points in that resort are used for cash reservations. However, I don't think HHI has many unsold points.

Also, any points rooms unreserved by members at 60 days are turned over to cash, but these 60 day rooms (if there are any) can be recalled and used by members on points.

And then when you call MS the manager is rude and lets you know that you can do nothing about it. They will not answer any questions and will not give you the name of anyone that can.

There also is the problem they still have cash rooms available and will not turn them back over for points. So this means if not sold they go unused.

You asked for an explanation, and you received one. It is simply how the system works. It has to, or there could be no trade options for members.

The room is being used by a DVC member on points. A room can not be rented twice on points.

There are lots of things you can do. You can escalate to the upper management, complain to the state office in Tallahassee, even hire a lawyer if you feel you must or you could sell and move on realizing the system may not satisfy your needs and expectations. I'm likely one of the most skeptical on this board and I believe that DVC operates the system fairly overall and attempt to balance all the issues as well as they can. But short of eliminating all cash equivalent exchange options, there will always be cash rooms available while there are no points rooms and some of them will be when you want to go.

There also is the problem they still have cash rooms available and will not turn them back over for points. So this means if not sold they go unused.
Those units no longer belong to DVC in most cases so yes they may go unused but unavailable on points. Once you get more knowledgeable of the system I think you'll be far more comfortable with these types of nuances.

Thanks for mentioning the trades. I can't believe I forgot that part.

So I will monitor the boards and learn. Thank you to all who replied and everyone who will.

No problem. It is quite a learning experience. But most, like myself, have a lot of fun along the way. Please enjoy your DVC Membership. :flower3:

Oh I do I love it. This was just an eye opener. I did not know that this happened until this time trying to book a room

You'll really love it when you figure out there are written rules and rules in function and that they often don't coincide.

The easiest way to think about this.

Don Disney and Family want to use their point to go on a Disney cruise - its - say 442 points for his family. Disney takes rooms that equal 442 points (and no one knows how they choose which room at which time) and sells them to CRO to pay for Don's cruise. Don and his family are using that room, they are just using it on the Wonder.

Disney can't (at least, not currently) turn that room back over to members for points, because a member is already 'using' that room. In the future, they may discover a way to make this more dynamic, but right now, once the room is sold to CRO to pay for Don's cruise, its gone.

If we didn't have trades, this wouldn't happen - but we wouldn't have trades and Don and family would probably have booked that room for their vacation (or rented it on the Disboards to pay for their cruise) and it STILL wouldn't be available for you.

Its a really common misunderstanding of the system, made worse by the way they sell CRO DVC reservations to non-DVCers "when DVC members aren't using the rooms, they are available to rent through CRO" - that makes it sound like we get first dibs. And we DO, but first dibs is more complicated than one member - one room.

If I'm Don Disney and I want to go on a cruise I just call Roy on his cell phone.

I'd be interested in knowing...WHEN....you were trying to make ressies ...since, I think you are saying the DVC resorts gave you the same answer???? :confused3

If you were trying to get a room for Christmas--well, it's horribly busy then. Still, if you get on the waitlist, you may get the room you wanted. I usually do. I actually got a room at Christmas 7 days out, but I happened to be in the right place at the right time, since the waitlist ends 7 days before check-in. But, if you are trying to go to Disney a couple of months ahead of time, rooms almost always become available 31 days before check-in.;)

I have been trying since The beginning of October. I just didn't know the system. And listening to GS they made it sound like if I went on the waiting list I would not be notified if I got a res. or not. I usually book 6 to 8 months in advance so I have never had a problem. But they have made some changes and I haven't caught up with them yet. But with this board I am learning. Thank you again everyone. You are all a really big help.:)

Sorry if I wasn't too clear....and you were looking to make ressies for when? what month/2008 date??
