No response on offer???

Has anyone here submitted an offer, have the agent say they will reach out to the seller, and never hear back a response let alone an update of why it's taking time to get a response. If this happened to you, how long did you wait until you just jumped and made an offer on something else?
 
I’ve waited 24 hours and reached out. The seller was going through medical things, was elderly so all contact was via phone.

I did let the broker know id give another day and we heard in that timeframe.

Unfortunately there are lots of reasons a broker may not hear right away..some will put a time limit on an offer from the start.

All you can do is let the broker know how much longer you are willing to wait.
 
In any of the contracts that i have had negotiations I have heard back with in a few hours. I would say a few days might be acceptable as you don't know what the seller has going on, but a week it too long. I'd move on if you see other better contracts. Maybe put in an offer with a time frame to hear a response or it is withdrawn. No sense wasting your time if the seller isn't serious.
 

An offer is not a contract. If you haven't heard back in a timely manner, there's no reason not to make an offer on something else. First come, first served.

You need to be careful that you have a timeframe on the offer or you can still be on the hook for the offer. Most of the time it is a mute point but I have always submitted an offer that is only good for "x" time (like 3 days).

Nothing is official until a contract is signed. Even then the seller can back out with almost no repercussions, unless the broker holds them to their commission. And the buyer legally has 10 days to back out by Florida law. The reality is these agreements are held together by a shoe string and a little bit of good faith on both sides. So I’m not sure how careful one needs to be on a offer time limit, if the associate calls back 2 min, 2 days, or 2 weeks later you legally have the right to say “I’m no longer interested.” A sales associate just this week tried to lock me in on one contract while waiting for a better one knowing we’d retract that first offer if the better one accepted. In the end we didn’t lock in on any of them, but that was the strategy he suggested.

IMO, that strategy is unethical and is harmful to the seller. It's no different than a seller backing out because a better offer was received. In both cases, one party is holding the other hostage. I certainly wouldn't want to do business with sales associates like that - if they'll do it to someone else, they'll do it to you!

I absolutely don’t disagree, I was just passing on my experience with that broker. As I said, we never reached any agreements with them, but we did with another broker. Check out another thread in this forum and you’ll find they don’t reserve that questionable behavior just to the seller, they can do it to the buyers as well with suspicions of exactly what you suggested.
 
We waited a week or more. I never called, then finally heard back from the broker that they accepted our offer (low).

Wow is all I have to say. Haven't been much of a fan of them from when they started up but wow. :sad2: A true, thru and thru timeshare sales company I guess.

I apologize if you thought I was being critical of you. I applaud you for refusing to go along with that sales associate. :)
