No other Club Levels?

I find it interesting that Disney has not put in this easy way to increase point charts at new resorts. Its not because they are worried about premium rooms because they have things like Cabins and such at resorts.

Is DVC possibly taking a loss on the AK Club Level because point charts can't just increase but it seems they would just increase the MF to the whole resort to cover the cost? Could they just do a surcharge on the room like that of the taxes at DL/AUL?

Heck could they add Club Level as an add-on to any room and you can book it starting at 11 months after you have a room secured?

The fact that they are building duos and studio heavy resorts with 15 year loans makes me think that their target buyer isn’t doing the club level thing.
 
I believe they have DVC Club options at AKL because Jambo was originally just a cash resort that they refurbed to include a couple floors of DVC villas. The Club was already there, and the villas were actually built around it, so they opted to make some rooms a Club category on points, Otherwise, I'm not sure they'd have any villas in the Concierge category! It's a small number of rooms at AKL that get Concierge, so it doesn't negatively impact (much) the cash guests actually paying for it.
 
If you read the way the AKV POS is written, if they close CL it already says what happens to those extra points so I don’t think they sold more, per se..

They just moved them from other room types for those 5 2 bedrooms.

Plus, cash guests help to support the CL lounge, even though it’s a limited common element.

Since the other shared resorts have CL, I don’t see it making sense for it at DVC.

Plus, as mentioned, because DVC was taking over 5th and 6th floor, they really had no choice to give AKV CL since there would be no way to prevent DVC guest from accessing it.

The only times I have ever stayed club level at Disney was at AKL as a cash rental. I would almost guarantee most of the guests there are cash guests it's the only somewhat reasonable club level on property.

Disney also targets DVC for big $$$$ cruises and Adventure by Disney as well though. The Club Level wouldn't be a whole resort and would be a small portion of a resort that would have access before it would be full. I think AKV Club being filled up at 11 months consistently would point to there being some demand.

So yes they are targeting new areas as well but Disney has a number of extremely high dollar items as well.

Ya thats my understanding. I just find it interesting that they didn't see the demand it has and realize its an easy way to tack on some additional points they can sell to a resort.

Although sounds like @Sandisw is saying they didn't sell more points. So maybe thats why they don't do it?

Basically, they had to account for the points for those rooms.

If those CL was shut down, those points are already allocated in some way towards other rooms and it explains how they would be distributed.

Because a lot of CL is supported by the cash rooms that have access, it’s a situation that is unique.

If the hotel division decided to no longer offer CL to cash rooms, then the cost to run it would fall squarely on DVC, and my read of it is that DVC would most likely eliminate it.

That is why it’s listed as a limited common element.

As I mentioned, the shared resorts already have lounges so it didn’t make sense to have it there.

The only potential so far at WDW would have been RIV, but then seeing it’s all DVC, not sure it would have made financial sense to run it without a hotel side share paying for it.
 
didnt they try and do a Club level Lite with reunion station and it didnt work out that well? It wasn't in the best location and maybe thats why it failed.
 
It was part of the CCV conversion. DVC tested an add-on for concierge like access and it closed before the shutdown

Interesting. And now WL is the only resort that has a purchase add-on CL option for $150 a night when staying on cash side. And they still do not sell out of that availability constantly, which is crazy to me because WL CL is great (even just food quality/offerings alone).

Yeah with the CCV conversion I think WL was the only resort that had more DVC than cash until the Island Tower was built so maybe DVC thought demand would be high?

Most reasonable cash club level is the Gran Destino Tower. Love it!

Doesn’t Boardwalk have more DVC than BWI? I see WL has 728 cash rooms. 181 rooms at BRV and 185 at CCV. Granted the DVC buildings do have 1,2 and 3 bedroom rooms.

Good point, BWV is pretty mirrored, but DVC has the additional section by the quiet pool which would be across from the conference center where there are no cash rooms. IDK why Disney picked WL as the test.
