Next NEW DVC

Ok worded another way, at what point do they have too much hotel capacity that they have problems filling it?
They’re there at the very top end, hence the GF conversion. But overall Disney runs occupancy levels in the 90s, which is ridiculous in lodging, where 60% is considered outstanding. It’s unclear how much runway they have, but they definitely still have it.
 
They did a lot of ground work for where reflections was going, so I’d bet they go back to that spot at some point.
I'd put my money on that site as well. Sure, WDW has "42 square miles" of space, but there's probably 42 acres of decent buildable land anywhere remotely close to where they'd want to build a new resort (slight hyperbole). It's still mostly swamp land. They chose that spot for a reason, and location and soil quality had to be way up there. It's been tested, surveyed, and deemed to be buildable. Zero reason to start from scratch anywhere else. Plus, they already have their underground started and likely some of it already in place, given what I saw of the site when they halted work.

Now WHEN they start building something there again is anybody's guess.

They won't need to start building for another 3 years. By then, Galactic Starcruiser will have had every Star Wars fan of means visit at least once. Based upon the reviews, it's unlikely a recurring visit, so they'll run out of customers (and, in fact, you can see that happening now with the number of cancelled "voyages"). It would make sense for DVD to snatch up this property, convert the dining room into a signature dining experience, and then put it to 100% occupancy as a themed DVC resort.

Isn't this SOP for Disney right now, take a hotel they have a problem with occupancy and flip it to DVC...... says the disgruntled VGF owner. :rolleyes1
 

When talking new DVC as opposed to a new cash hotel, as long as they can convince people to "prepay their future vacations" by buying a DVC contract, the work is done. Once people already have their contracts and the reasonable maintenance & property tax fees are paid, there doesn't appear to be any issue convincing those people to stay in the DVC rooms. We can see that in the room availability and how everything at WDW sooner or later books up (and a lot of it at 7mo).

If they were building a new cash hotel, maybe there is only so much high-margin demand and they don't want to overbuild and lose the 'premium destination' allure. They'd have to pay more attention to whether total attendance supports it, because there's an awful lot of hotel rooms & timeshares in the Orlando area for half the price or less of a Disney cash rate. With DVC they just have to worry about being able to sell enough points before the next DVC; once people have their DVC, they'll stay there (or rent to someone who will).

I believe they took out the FW stables at the start of construction and also changed the walking path between WL and FW (they did reopen it? right?)

It was going where river country was. They did a lot or all of the ground prep, like they poured footers.

They also completed a new horse barn as that had to be moved to make room from the hotel. Just hard to imagine they wont go back to this site at some point, either cash hotel, dvc, or mixed.

Walking path was closed and has not reopened. :(
 
At some point they will build a new resort on the monorail line between the Contemporary and Polynesian. I believe there was plans for an “original” hotel there but the land was not suitable. This land has been tested over the years and its only a matter of time before the value of a new resort exceeds the extra cost to build there.

Disney tried 20+ years ago to get the state to allow it.
That was what the story at least.

Between the contemporary and the Poly is the TTC. If you’re thinking of the Venetian plot, you are correct that it has been repeatedly tested including within the last few years. They even started to build there once, barely. However, the tests have never succeeded even with repeated efforts to drain and strengthen the land.

They continue to hope to build on it.

The sites I am aware of on bay lake / seven seas that are buildable today with minimal site prep are
  • West of Jungle Cruise (unlikely to ever happen)
  • what is today the South Garden Wing of CR
  • the parking lot for CR
  • the old River Country site
  • There was another site by GF but that might be gone with the road rerouting they did last year.
This list may not be exhaustive but it explicitly doesn’t include Venetian.
 
If the next project is a straight hotel room conversion, they could flip a resort in as little as 6 months. It could be 2026 or later before they have to announce anything new.
Perhaps a tower in the ranchero section of CSR

Not sure of occupancy levels at CSR these days. Last time there during covid when the 2nd tier NBA was housed on one side of the resort. snagged a very low rate thru 3rd party, it was a ghost town. Bus service was still bad

As I understand it, in the past, they used their existing conservation district to offset some wetland encroachment.

now that Reedy Creek government oversight is different, will be interesting to see if all parties will abide by the plan they adopted 10+ years ago as to Disney’s existing undeveloped land. It referenced what areas were eligible to be developed. (See below)

admittedly, haven’t plowed thru it all. In part, defines their property as: suitable & both marginally suitable and unsuitable for development.
