next DVC Resort

I'm not sure if this has been discussed on here or not, but where do you think the next DVC resort will be in the parks?
 
It is going to be where River Country is now Fort Wilderness DVC.

I'm a DVC owner build an Eticket instead!!!!!
 

Is the GF rumor for a new building or room conversion? I remember rumors flying about some of the Poly Longhouses being converted to DVC but since the occupation rate is already so high the idea was scrapped. I've always heard that the GF typically doesn't have any problems filling rooms.

To be honest I have no clue. But I have a DVC and it's enough already stop spending money on hotels and start putting money into the parks.

Building DVCs does not prevent rides. DVCs are paid for via new members. Capital process are not the same.

if you look at a satellite view, it doesn't appear that there's a lot of room to expand, but I could be wrong.

There wasn't a lot of land when they started so they built some, I guess they could do the same thing again.
 
As I've said before...DVC HAS to keep building. If they stop, and they sell out of points, rooms will be exceedingly difficult to book for desired times.

They'd have to lay off most of the guides, since there will be nothing but resales to sell, which will eventually lose value.

They have to at least make it to "steady state" - the point at which then can now re-sell interests in the old resorts as new, and start the cycle again. They can't start that until 2042.
 
I have a personal theory, that Disney is going to create an active resale market under their umbrella. It would give them a one up for people to buy through them directly under resale, they could reenact ROFR across the board if demand increased and they would be able to command high prices as the price per point increases due to relative demand. They do currently do resale to a VERY small extent, but they could definately become a major player in upon themself.

In some ways, it almost makes sense, they did a great job at reducing the inventory of resales ahead of the resale change on 03/20 that they will have less ROFR to consider in the short run, reducing capital needs. Buyers will also now consider resales (not new build) purchases direct through Disney because of the added perks not available on the open market resales.
 
Ithink DVC will take over resales. If price of resale goes down, DVC will buy them up. They have first choice.
 
DVC has already taken steps to increase the value of direct resales with the changes...although I haven't read much of the DVC boards in a while to know how much of an uproar that may have caused. I was quite surprised that DVC was able to make such a change - don't know if anyone has tried to challenge it?

DVC had until recently seemed to show very little interest in the resale market. It seemed like they ROFR'd based on their own demand, and not just try and build up inventory. Perhaps that has changed a bit, with the idea of building direct interest and/or inventory to forestall a lull in between new builds? If/when they start building another property, be it at RC or elsewhere, it will be at least a couple years before they can even begin selling points.
