Next add on resort

Although we “probably” won’t be adding on until late 2024 I’m already starting to develop a strategy for our next add on purchase. Depending on what happens with direct pricing and/or the resale market we could potentially act sooner.

We are a family of 5 and currently own a 200 pt PVB contract. I think logically our next purchase should be a VGF direct with maximized incentives (if they are being offered then) for 150 points based on max occupancy of 5 and the contract length. VGF isn’t our favorite resort but it has a great location, we like the pools and updated rooms and the contract is much longer.

I’d prefer to purchase a 100-150 pt resale contract at WL (because we love the resort) but I’m concerned that CCV has a max occupancy of 4 for a 1BR and BRV has a 2042 expiration.

An SSR resale is also on my radar but lower on the list as we probably won’t opt to stay there often.

My wife would love BCV but I can’t justify the cost versus contract length at this point. We are still in our late 30’s so contract length is a big factor for us.

Any thoughts on this? I didn’t realize how quickly addonitis would happen. We booked our welcome home trip and another trip on May when our kids are out of school and the points went quickly.
It seems to me that since you already own PVB & aren’t looking to add on until late 2024 that you are a prime candidate to wait for Poly2 which will probably be offered for sale about when you are ready to buy & will have 1 & 2 bedrooms. There’s a chance it’ll even be the same association as the points you currently own allowing you to use the points you now own to book the larger villas in the new Poly tower at 11 months.
I personally love the VGF, but if it’s not your favorite, why buy there when you could own Poly2, which I assume you do like, right next door?
I agree I don’t think VGF is getting any cheaper direct, we just aren’t in a position to buy another contract for another 12+ months. I guess my comment about pricing was more towards resale prices as what we offered on PVB in Feb has come down even more now.

After this thread I’m going to start looking into RR quite a bit more and we will probably schedule another resort tour while we are there with our kids in Sep.

We have a pretty big age gap at 12, 8 and 1 so while the older kids and adults are more of an Epcot/HS crowd we will still be spending years at MK with our youngest.

In the decade plus I’ve owned DVC there have been a lot of changes, VGF, the Poly & Riv weren’t for sale when I was first looking to buy. By the time you really ’need’ an Epcot/DHS resort for your older kids DVC may have built a new one in the DHS/Epcot area that you like better than Riviera. Likewise there are rumors floating around that DVC may resurrect Reflections which would be next door to the WL that you might find appealing. My wife and I were big fans of RR when we toured it, we loved everything about it. We just didn’t feel like our kids would feel the same way about it. They love WL and Poly (as do we). I’m worried when Poly2 goes on sale direct pricing will be close to $230/point and at that price even with incentives I just don’t know much sense it makes to buy direct. We are planning to do a DVC tour an RR when we visit in September and see what our kids think. We are a big Epcot family so RR location is favorable to us for sure.

If BC resale were cheaper I think the contract length might be more palatable but we bought in at Poly for just a little more than what BC was going for.

Honestly if you two are big fans of RR and the location is right for you, I would consider buying regardless of what your kids think. Depending on how old they are their tastes will likely change over time just like how most kids like MK when they're really young and eventually grow to like Epcot/HS. You can always add on at Poly or CCV down the line so that way you have a home resort both in the MK area and Epcot/HS area.
 
We have spent hours on YouTube room tours, maybe our trip in September we need to take them to RR and see what they think in person
Riviera is a beautiful place and when we did a tour in 2022 I went in thinking I was going to buy VGF but once we did our RVA tour it was over. Plus, CCV won our hearts as our MK resort of choice. That's one thought I had (and sorry if someone already touched on this), did you want to diversify into other areas of WDW.

As for CCV, it's our favorite place at WDW and if I could only own one DVC at WDW, that would be the one. When I put CCV prices and length of contract in to my points per dollar workbook, CCV is close to the top especially at today's prices. One thing to consider about CCV, as it matched BRV point chart (for the most part) for everything smaller than the 3BR GV, could you get a few more points and jump up to a 2BR for your family? That's our plan for our family of 4, we'll stay in a 2BR most trips. I love having the extra bathroom, the kids having real beds, and also not having to make up the living room during the day. Things may change if they put in the murphy and then the 1BR won't be as bad of a deal, but I'd still prefer 2BR for most trips. If you look at the charts, a 12 night summer stay is 528 points at CCV vs 618 for a standard RVA for that same period (or 456 for a RVA 1BR standard). CCV is a resort with long life and at current resale prices, would be worth considering.
 

Okay. Lots to digest here. Even though VGF deals ARE awesome right now, it's not your favorite and not in your budget at this time to take advantage of it. Plus, you already own PVB, which is literally walking distance away from VGF anyway.
I would definitely wait to see if Poly 2.0 is the same/different association. If it's a new association, assuming you love the new tower Poly 2.0, I may be tempted to sell your PVG contract to update to Poly 2.0.

With a family of 5, and two kids rapidly approaching teenager sizes/appetites, and still having a toddler with all their associated bulky gear -- I would rather shoot myself than try to figure out that human Jenga of strollers, leftover food, baby gear, grumpy kids who don't want to be quiet for napping siblings in the room, exhausted parents who are stacked like firewood in the same room with the kids, etc., etc. You also already have MK covered, so I would be hesitant to stack all my points around MK.

I'd be thinking long-term since you're young parents and the kids are going to just get bigger, may want to vacation with friends/cousins, and privacy becomes a desire for parents and kids alike with age. Shoot for resorts that have good one-bedrooms that sleep 5 or affordable two-bedrooms that you like.

We LOVE CC, too, but the rooms are small, and we'd always want a two-bedroom, even just for the four of us. Depending on the Reflections/Cabins Fort Wilderness revamp, that may be a nice option for your family for that vibe/area but with better room layouts for your needs in the future.

If you don't mind driving/buses, I'd consider OKW-extended. We just stayed there for the first time in a one-bedroom and LOVED it. It's us, parents (50s,) and our two kids (9.5 and 10.5) and our niece (12.5.) We had friends come over with THEIR five (parents, 40s,) and their kids (16, 12, 10,) to visit on the back patio, and no one was squished. The resort is great, and the points can be had for cheap resale. Their community hall was WONDERFUL for the kids, and IDK if we lucked out last week or if it's normal, but the kids played with the other kids in the pool spontaneous Marco Polo and water catch with a small ball, raced down the pool slides, had underwater contests, etc. It was really nice.

You're quickly going to be back in stroller mode, and I HATE the foyer/layout of the 2042 entrances with that pie-wedge entry for one and two-bedrooms. Plus, the weird maze of bathroom door entries is not cool. You may be thinking of just parks/location, but seven DVC trips in, we're ALL about the resorts and ease of use.

We own Riviera direct, and it is far and away all of our favorites, also with the kids (although we all loved OKW as our #2.)

Your 12 year-old will be allowed at age 13 to enter parks on their own. Not that YOU will allow that, but if you ever brought their friend/cousin, being at Riviera on the Skyliner so they can go back to the room/parks while you bring the baby back for a nap is a huge plus. It's a direct shot to Epcot and a simple transfer to HS.

We also love mobile ordering from Primo and having the kids fetch our food/coffee/pastries. They love the excursions, and we love the convenience, LOL. The resort is small enough they know it like the back of their hand, and we can keep eyes on them easily when at the pool.

Speaking of which, the Riviera pool is nothing exciting, BUT, I find it the easiest to keep an eye on all the kids at different ages. Check out the main pool by the hot tub. If you set up camp near there, you're right next to the gate for the toddler splash pad, plus the hot tub, plus the zero-entry nearest the slide, Bar Riva, and bathrooms for diaper changing. You may actually get to RELAX a little bit and not have to jump up and run all over to keep and eye on littles while your other kids are going, "Watch me! Watch me!" as they go down the slide for the millionth time.

Riviera has, IMO, the perfected room layout. The foyer/landing area is huge. You can easily maneuver a stroller in and out, and stroller access to the Skyliner is awesome. We have an ECV user, and Skyliner is their favorite mode of transport. We're VERY interested in Poly 2.0 because we love the tower style and figure it'll be laid out similar to Riviera.

The split bathroom is really nice. You could put a pack and play in the main bedroom portion of the bathroom to let the baby nap in total darkness/quiet, and everyone can still access the bathroom from the living room. The bedroom is spacious, and the Murphy bed in the living room is very comfortable. Our daughter and niece always claim that bed and love the storage nooks on the sides for charging iPads, Apple watches, and storing treasures. Our son does the trundle under the TV and considers that his little fort area.

The Riviera alley-style kitchen is good for toddlers learning to walk and not crash into furniture. It's very spacious, IMO, and we love the storage hooks and shelf when you walk in.

As has been mentioned above, you probably will eventually spend more time at Epcot/HS as the kids age. You definitely have another decade of MK-focused stuff, but you already have that covered with Poly.

IDK if AK appeals, but the food options on site can't be beat. Animals are always a hit, and they do a lot of cool kid activities. This last trip we visited our friends at THEIR DVC resort for a pool day, and the kids made Simba/Mickey tie-dye shirts poolside and loved wearing them first day of summer camp yesterday. You can pick up a resale AK for a good deal, and if you ever score club level and don't have to cook for part of the trip, that's a win!

Lastly, I keep beating this same drum, but I truly feel the Riviera resale restrictions aren't as big a factor as everyone made it out to be. It's not doom and gloom. The latest resale resort had it averaging around $135=$145, I believe? I feel like the delta between direct and resale is pretty similar to other resorts when they first hit resale markets, but YMMV on that. We plan to pass our DVC on to the kids and like the 2070 end date. By then we'd be in our 90s, so doubtful we'd be alive to use it, but our kids would be in their 50s and, hopefully, able to enjoy it with their kids and maybe even grandkids.
 
Thanks for your extremely thorough response. You have included a lot of future considerations that I haven’t paid much attention to or factored into our decision making process.

To be honest although we love Poly, like you said I could see us outgrowing studio rooms fairly quickly for longer stays. We can always make it work as our boys don’t mind sleeping together but the dedicated beds of the 2BR you mentioned do make a lot of sense for the future. I need to revisit the CCV points charts and see how many points we would need to be comfortable with 5-7 night stay per year there.
