Newbie question: How easy is it to rent your DVC

Hi,
This is my first post on disboards. I heard about the BLT incentives, and am considering purchasing. We might only want to use the DVC property once every 4 years. Was thinking about purchasing 176 points so we could stay in a 2 bedroom during Magic Season, and have it available every other year. I was wondering the following and hope you experts could help:

1. How easy do you think it would be to rent our BLT points?
2. Any negatives about renting?
3. Does the number of points (small vs larger) you plan to rent an issue? Meaning, does it matter if I tried to rent 25 BLT points vs 200 BLT points?

I love the possibility of owning a DVC at BLT, but since we already have an HGVC timeshare, I don't think we'd be using it every other year (perhaps every fourth). So I thought renting it out during the times we don't go might help us recoup some of the costs involved. Does anyone do this?

You don't rent points but make reservations and rent them. So the number required for any given reservation will vary, especially from year to year.

Transfers of points would be directly having the points deposited into another DVC Member's account.

The rental market has had a glut of availability lately due to the poor economic conditions. I would not purchase DVC based upon a need to rent out your points, particularly if you only want to travel there every four years, yourself. JMHO.
 
I agree. DVC is really best geared toward those that stay at a DVC resort every year or every other year. Every 3rd year is doable but you can't tweak your banking/borrowing beyond that so once you get into an every 4th year situation you are forced to either rent/tranfer your points to another member or lose them completely. Even then, relying on rentals to help defray the costs is risky and not guaranteed. I think you would be better off paying cash for those once every 4th year trips.
 
There is no guarantee that Disney will allow renting in the future.

There's no guarantee Florida won't be under water either, but I think both are unlikely.

More seriously---the ability to rent is explicitly granted in the sale documents. Changing it may well be difficult from a legal perspective. That said, I completely agree with the others on the thread---buying with the idea that you will definitely be renting on a regular basis is probably not a good plan. If you're only going to be visiting once every four years, you'll be better off renting yourself.
 
Why not just rent another member's points when you want to go if you don't want to go frequently enough? Every four years is really not enough to own DVC.
