Newbie here - timeframes & availability??

I've read a lot here, but don't think I've ever posted. You guys have been a wealth of information!! Thank you!!

I am so excited! Hubby & I are in the ROFR waiting period on a SSR 230 (Dec) contract for $60 pp - submitted 6/15. We have a cash trip booked in September for SSR but will be cancelling that once we know we pass ROFR. Would love to rebook for the same time with our points, but realize that we're cutting it REALLY close so I'm also planning out possible trips in October & November. I have a friend who already owns DVC who has checked availability for me & so far, the time we want to go is still available. Hopeful it will still be there once we close & have our points loaded and ready! Am I totally crazy for even holding out hope, or is there a chance? (We want a 2 BR and are willing to move once during our 6 night trip if necessary.)

Our seller seems motivated - we offered very late on Wed night, they accepted on Thursday, signed & returned documents very quickly & we were off to ROFR by Friday. If all goes well, how quickly can closing happen once we pass ROFR?

from submission of rofr to points loaded (ie points available to book a trip) can take 8-12 weeks. so that would put you best case scenario able to book near the middle of august. you could get lucky and piece together a trip.

does the contract come with points expiring dec 1 this year? or would you be borrowing from your upcoming 2012 use year? i wouldn't cancel anything until you know you can book with points. definitely have a backup plan.

edit: that sounded harsh, and i didn't mean it to! and congrats and good luck with rorf! you could have the points before mid-august if everything goes perfectly. you never know, i wouldn't give up hope, but i would still have a backup plan

We just found out yesterday that we closed on our resale contract. To give you a time frame, we were submitted to ROFR on April 24th so almost 8 weeks to close and now we have 10-12 business days to be inthe DVC system. So, that is about 10 weeks from being submitted to ROFR. For you guys, that would mean that ou would be able to book at the very end of August. Obviously that is just our experience and any step along the way can be longer or shorter.

A current DVC'er can speak to whether anything will be available at the end of August and remember it could go more quickly

September is typically a slow time and SSR is the largest resort. Given those factors I don't think it's unreasonable to hope for September availability. If dates are flexible I would expect it's quite doable to book something between September-November at SSR.

First off, congrats on your purchase!

I would hold out hope that something might be available, but I would not cancel your reservation until you have a confirmation of your DVC reservation. I would also check the cancellation policy on your current reservation because you may pass the deadline by the time you can book with points. Unfortunately the resale process is taking very close to 10 weeks and that is in a best case scenario. So while there is always a chance that something might be available on short notice, it is good to have a backup plan.

One thing I will suggest...don't spend the next 10 weeks checking availability, that is a very good way to drive yourself crazy.

YES.. you could have access to your points by September, but it will be close

YES.. there will most likely be availability at SSR since we're talking Sept. and SSR (which almost always has some availability), but you may have to be flexible (get 2BR instead of 1BR... do split stay with couple days in 1BR and rest in 2BR, etc.)

YES.. you will be too late by then to cancel your cash ressie, so if you want to try using points instead of cash, you will need to cancel your cash ressie,then try to get Sept, and if for some reason it doesn't work out the way you want, move to another date.

Personally, between SSR and AKV, I think something will be available in September for sure, just be flexible...

No, they banked some points from this year into next year and then all of the Dec 2012 points are available. We'll be borrowing points for a trip this fall. I booked with 30% off, but still...it's hard to justify all that cash when we can go for much less with our points! I have to pay in full by early August, so I'll have to wait and see I guess where we're at with all of this by then.

Thanks!! That's what I'm hoping for! We're pretty flexible. The only thing is that we have five kiddos, so we have to have a 2 BR.

my time frame for SSR may 15 accepted and of to ROFR June 12th passed through ROFR mailed check to title company June 21st Disney notified June 22nd now waiting for membership number and points to be loaded

Thanks!! So excited to be joining DVC!! I am hopeful that something will work out! We'll just have to be as flexible as we can! The only thing we can't budge on is the 2 BR...we have five kiddos! I have until early August until my balance is due, so hopefully I'll have a better idea by then of where we're at with all of this!

One thing you should consider is using a point broker like David's Vacation Rentals to rent out the points you would've used for this upcoming trip that you are paying cash for. That way you get your guaranteed dates, but can offset your cash outlay by making money renting your points.

Why not make your reservation room-only instead of a package? That way you'd only have to put the first night down as a deposit and the rest isn't due until your trip. And you could cancel room-only a lot closer to check-in than a package.
