Newbie DVC Resale???

Hi folks! A question from a newbie! My wife and I are considering buying into the club at some point in th reasonably near future. (3 years out or so). Anyway, we're doing research now for budgeting and the like. I just read something on here in a post that mentioned resales in an off-handed sort of way, and did a search to see if I could find out what it was about - didn't find anything. Could someone help me?

What is a resale? Is it someone wanting out of the contract? Is it sold by Disney or by individuals? Is it better to purchase a resale than just buying in the regular way? Just looking for basic info I guess. Thanks in advance for your help!

Resales are contracts that are currently owned by individuals who have decided to sell them. One of the sponsors of the Dis-Boards is the Timeshare Store. Just go to the top of this page and hit their link. Here's a link to another resale broker,A Timeshare Broker.

Buying a DVC timeshare through a resale will save you some money and you will get all of the benefits of buying through Disney. The only drawback is that when you buy through Disney they provide easy financing.

Aha - the financing thing. I hadn't thought of that. Of course, I wasn't sure if you bought resale from Disney itself or if it was from individuals. Thanks for your help!

We bought in to the SSR. Had a great time and wanted more points. The SSR offers 51 years and the others are much less in term sof years. 10-12 yrs in most cases if my memory does not fail me. So that plays in to the factor. Those who do not care about the years which is a value in itself can and should use the resale site. I plan on passing my points onto my kids so I wanted the addtional years. Although as soon as I pass them on they might sell the points. SMILE LOL Keep in mind you home resort you want the 11 months booking time in advance. Which means that if you do not buy from that particular resort you will only be able to book 7 months in advance. Its just a thought. You can save a few thousand depending on how many points you buy but keep in mind you recieve much less number of years of ownership.
 

Most people say "buy where you want to stay most often." This is because of the 11 month booking advantage you get at your home resort. If you love SSR, buy there. We originally bought BCV from Disney, it was what they were selling at the time and we really wanted that location. Now we are in the process of getting a re-sale VWL contract. We really want that location also, and the re-sale prices are quite a bit lower than what Disney offers. It is more of a hassle, we will have to see if we make it through ROFR. As far as the financing, we have used home equity both times so that is not important in our decision. DVC will still be around if you wait 3 years to buy, but the prices will keep going up. Also, you never know which resort DVC will build next. There have been lots of rumors. Good luck with your decision.....Lacee
 
I've purchased two resales and in the process of buying a third. I bought them as I had the extra cash or could financially handle repaying my home equity loan. I did buy all at OKW to take advantage of the 11 month window although we typically split our trips between OKW and BCV or VWL. With my latest add-on we'll be able to stay 12 days (only one high point weekend!) in a 2-br unit. I'd shop around for a good price. Ironically, my three resale purchases were from three different agents. :)
