New vs. Resale BLT

Hi all. I am a current OKW owner and have been thinking about doing a small BLT (50 points) add on. Could someone give me the pro's and con's of going through disney versus a resale? If I go through Disney I would be looking at a Dec use year. Thanks!
 
I also would love to do an add on at BLT, originally I was thinking of 100 pts but might go with 125.* My husband thinks if I want more pts I should just add where we currently own which is BWV.* I do love BWV but I also love the location of BLT & would like to have the 11 mth booking window advantage.

* I was thinking we would go to BLT every other year & BWV every other year.* I think it might be smart to stay there once before I buy pts just to make sure I like it there.* My concern is it might be too quite there when compared to BWV.* We live in the country so when I'm on vacation I like a little "action".* :cutie:*

A month ago when the add on bug struck there were two good BLT contract available through re-sale, both are gone no.* I'm not surprised, they where good deals. Buying through Disney has it's advantages, you can put part on your disney credit card & get financing through Disney without putting out the cash or getting your own financing.* I will be curious to see what others say..
 
We always total up all of the charges for buying a property direct versus resale.

Buying Direct
Price per point - $120 less discount - $5.00 + $115 X 50 = $5750. No closing costs. Maintenances fees are prorated based on the month you close on the contract.. If you have the right use year (August, September or December) you can get 2009 points. You get those points as well and do not pay any MFs. ($5750 + prorated MF's for 2011 and all for 2012)

The points are usually in your account within hours (definitely the next day) after you give DVD your credit card.

Buying Resale

At the Timeshare Store (link above) there are three listings for 50 point contracts, all with a February UY, at BLT for $101 per point. None these listings show any points available until February 2012. You can negotiate whether the seller or yourself pays the MFs and closing costs. The buyer may or may not agree to pay for either.

The cost $101 X $50 = $5050. The closing costs often run around $300. ($5350 plus 2012 MF's)

The whole process runs 6 to 8 weeks if Disney does not ROFR.

Some think that paying the extra amount through Disney is worth it, as you don't have wait the weeks for resale and it's difficult to get the UY you want. Also it appears that it's not that easy to get a fully loaded contract and with a December UY you can get 2009 points with Disney direct.

Since you are searching for a fairly new resort, only 50 points and need December use year I would say

1) Pro from Disney is that they could get you the exact points you want with a certain use year ASAP

You could always email The Timeshare Store, Inc.® at sales@dvcstore.com and get on our distribution list. Then you can see if something comes in that matches your search and if not by your deadline go with Disney.

I don't mean to hijack your thread, but I am also looking to add on a 50pt BLT contract. My problem is that I live in Nebraska and can only buy on site (WDW, cruise, etc). I have a Dec UY and will be at WDW for Thanksgiving and then going on a 4 day cruise. Would I still get 2009 points as long as I buy before Dec 1st? :confused3 I'm not sure if there is a cut off I should be aware of. TIA. :)

I think I would pay out of pocket but does anyone know the financing rate through disney?? Can those 2009 points be banked if I get a Dec use year?? Thanks!
 
:) Yes you should be able to get Dec points if you purchase before Dec 1. The preferred rate is 10.75% and atandard rate is around 14%. The credit review and loan do not show up on a credit report since Disney is financing the purchase with something that they already own. We financed. We paid 10% down and then pro rated MFs for the extra 2008 points we got with our Dec UY. We purchased before our banking deadline but you can make that a requirement of sale and ask the guide to insure this be done before you purchase.

I think that the thread for $108 was combining the current point discount and the Disney Visa promotion where you get an American Airlines gift card. I believe that it is $300 for a 50 point add on.

What I do not know is whether or not these promotions can truly be combined. I really really wanted to add on more BLT points but with my DD heading off to college, we had to wait. We have now passed into our 2010 UY (June) so there is no rush. My plan is to do it next winter and hopefully, convince DH to do 50 instead of the 25 we discussed.

Personally, for a few hundred dollars, I would go through Disney and not resale. And, if you own a Disney Visa, you can put the purchase on your card and get 6 months, 0% interest on the purchase, plus earn the 1% reward dollars. Not something that can be done via resale.
