I noticed this in the member clubhouse:

Making room
With the new Disney Vacation Club Preview Center now open at Disney's Saratoga Springs Resort & Spa conversion of the previous Disney Vacation Club Sales Center at Disney's
BoardWalk Resort into 19 additional villa-style accommodations began this past July. Work is expected to continue through June 2005.

Minimal Guest impact is expected, as the second floor villas located directly above the project area will not be available for booking during this time. Also, removal of the red office building will begin this month. A landscaped garden area and croquet lawn is planned for this area, estimated to be completed by spring 2005.

---------------------------

So I guess there will be boardwalk level rooms.

I don't understand how they were able to sell points for these additional rooms last summer, 2 years before they will be available for occupancy.

They have been assigning the rooms above the red office building as standard view (I was in 3002 in April), I wonder if they will be preferred view?

I saw this, too. What I'm confused on is, what villas will be placed there? It should be villas #1001-1010 in the Crest 'O The Wave area. So, that is 10 villas, where are the other 9? I'm not too familiar of all the sales center area, is there an extra wing that it took up?

Some face the back and the pool. I think I remember touring the Wilderness Lodge model, it faced the main pool.

Thanks for posting - I haven't seen the Clubhouse yet. Guess I should check my email more often, LOL

I assume that they used Disney points (from their % ownership or from repurchases) to make up the points they sold before the units are available for occupancy. Anything else would seem to be a violation of the "overselling" rule. Guess we can't be 100% positive without some type of audit, though.

I have always believed that the rooms overlooking the red building were preferred view rooms and that some standard view reservations were assigned there to accomodate overbooking / maintenance issues or room assignment issues. Now that there will be a very nice garden and croquet lawn in the area, I would think the "view complaints" will decrease. Bet it will be nice to overlook that area and also to see the canal and Swan/Dolphin Hotels. I think it will be a quiet area as well. I think the next time I book standard, I'll request this area and see what happens, LOL!.

Thanks again for posting - I'm anxious to see how they manage those BW level rooms!

Best wishes -

YIKES! Don't think I'd want to be on the ground floor on the BW!

I'm thinking VERY loud, lack of privacy and even not feeling safe!

Can you imagine the drunks leaving around 2 am at night and being in one of those rooms?

Anybody have a picture of where these rooms are located?

i totally agree shan ::yes:: and would never pay bw view points for those rooms either!

i would hope they'd take the stairs out so passersby could not just walk up to your door!

This is the exact reason why disney bought back BWV contracts couple months ago and why I was able to land a BWV contract from what my guide told me..

I'm sorry, but I don't understand what "Red Building" they are referring to.

Debbie, isn't that blue section on the far right community hall?

The sales center had the red building behind the Crest 'O The Wave area (from what I've heard, it's just a doublewide). Were the additional DVC models in the 1018-1027 area? From what I remember, but I could be wrong, when we took our BWV tour in 2000, we were shown a 2BR that faced the BW. At that time, no other models were open at BWV. Anyone remember there being a BWV model facing the boardwalk? I, too, would not like to have a first floor BW view room, unless they gated the area off with no access to the BW. Maybe even make larger patios, I don't know, but I just hope they remove that ramp area and steps up to the patios. :)

Community Hall is next to the quiet pool along the canal. The sales center entrance was in the "Crest of the Wave" section facing the boardwalk, along with a 2 bedroom model. The BWV model did face the boardwalk, I'm not sure if they converted them over to SSR style when that became available.

Yes, the sales offices were on the ground floor of the Crest of the Wave building.

Take a look at the exterior of the Boardwalk DVC sales center at this site: http://www.reid4florida.com/boardwalk_photos_click_to_enlarg.htm

You can click on the picture for a larger image.

You can see the front of the Crest of the Wave building if you scroll down on the following page:
http://www.mouseplanet.com/dtp/wdwguide/4_Accommodations/BW_photo_tour_boardwalk.htm

Earlier this year, there was speculation on this board (or wishful thinking) about a coffee bar with really good, brewed coffee. But that space was never designed to be retail or restaurant space, and it's not suitable.

Unlike the restaurant and retail spaces elsewhere along the Boardwalk, the sales center has residential ceiling height and does not have a retail facade. Look at the photos. Compare them to the commercial space elsewhere along the Boardwalk.

I'm sure that the models on both sides of the hallway will be converted into BWV units. Remember that a 2BR requires 3 bays, a 1BR requires 2 bays, and a Studio requires 1 bay.

It will be interesting to see if these ground floor units will have large private decks facing the Boardwalk (up to the current railing, as shown on the picture) -- or if the decks are reduced in depth to allow some sort landscaping buffer between the decks and the Boardwalk.

I'm just anxious to find out where all the new villas are, and what they do with the patio areas of the new BW view villas. Wonder if they'll finish them prior to the anticipated Spring 2005...

A deck on the boardwalk sounds like fun. Reminds me of renting at Newport Beach(on the beach with sidewalk off the patio) here in California. Makes for great people watching.

<font face="times" size="+0">Debbie, thanks for posting this. I hadn't gotten around to reading that email yet.

It should be interesting to see the end result after the remodeling is done. BTW, something that does kind of suck is that some of the already very limited number of Boardwalk View rooms will be out of commission while they're doing this work. Oh well.</font>

Yes thank you for posting the links. BUT, I still don't understand where the Red building is that they are going to t level to turn in to a lawn recereation area.

It's in the section behind the Jellyrolls end of BWV. If you take the boat to MGM, you will see it along the canal after the boat pulls out of the Swan/Dolphingoing towards MGM. It's where the walkway to MGM starts. It's a one story building.

I think some of the 19 rooms being converted are in this area, it would have been a pretty crappy view from the first floor facing this building. The lowest first floor room # on firstimpres' spreadsheet is 1048, the description is facing Luna Park.

I know that when I started looking to purchase in June 2003, there was space available at BWV, BCV and VB. I opted for BWV and was told that space had been freed up for sale because they were moving the models to SSR.
