NEW VGF Building

We absolutely love DAK, and if ever Disney added a beautiful walking path to the park from AKV, we’d buy in wholeheartedly. Not sure it’ll ever happen, though. Its just great to be able to walk to one of the parks, which is one reason we love VGF.

My one hope is that because Chapek seems so focused on cutting costs and increasing profits, that he'd look at a path from AKV to DAK as a cost-saving method, as people would walk rather than always take buses. One can hope, right? I'd really love a walking path, especially if wound around the savannahs, because I really want a place to walk around AKV. My biggest sadness about that resort is that there is nowhere really to WALK, let alone walk to DAK.
 
It's much easier to drive back and forth from the AK area than some other places. If you've ever stayed at OKW and driven back from some parks, you've certainly said the following at least a few times:

"Oh, that's Overpass Road over there!"

...
and that's *with* a GPS!
 
Ok literal for you, but many people perceive it as so far away but at the end of the day only a few more minutes to some parks compared to other DVC resorts. I stand by what I said. The bus service is pretty good but many people feel it’s “so far away.” For some it is far, that’s fine. Some people don’t like the location; we do like the location.

Agree! Our last stay at the Poly we had a car and it felt like a quick zip over to AK and AKL for dinner. Grand Floridian is great to have walking to MK now, but two monorails to get to Epcot (whenever it actually starts running again) seems really time consuming and I'd probably just drive that anyway.

Seems like the New VGF Building topic has been hijacked by AKV..... anyway, I can't understand why everyone thinks the new VGF is going to be priced less....
If you want to stay at The Grand, in a much desired studio, by the pool..... I think they are going to make u pay. My guess is $275pp prove me wrong

RIV $225

Riviera’s definitely getting increased and VGF will be more expensive than RIV.

Any chance dues will be different for new VGF contracts?
 
Yes, but a walk from AKV gets you to no park quickly. One of the reasons I bought at VGF this year, aside from it being a beautiful resort, was the walking path. I enjoy being able to walk to at least one resort, or to take any transportation other than a bus.

But AKV is so unique and special. I doubt if they’ll ever extend the Skyliner (except maybe after the deeds expire in 2057 and they need to resell it), but how hard would it be to hack through some shrubbery and make a path?! I know it’s no doubt more difficult than that, but it would be sooooo great!

And, as noted already, the resort would be helped by replacing Dinoland in AKV. Or, more likely, an expansion of Pandora with another E ticket to coincide with the release of Avatar 2.
The move to the Skyliner is a cost reduction move. Far cheaper to run and maintain than the cost of buying a bus, gas, maintenance, and driver salaries. Think of running a Skyliner from Hollywood Studios to Coronado to DAK to AKL .
How many less buses would be needed with the saving in cost. This has been suggested on several websites, so not exactly breaking speculation.
 
It would be about a mile walk to get from Jambo House to the entrance of Animal Kingdom.
1 mile isn't a big deal for some people, and even people with ECV could use it and save the loading times on the buses.

BWV to HS it about 3/4 miles, and Poly to MK is 1.25 miles, so say about 20 minutes.
 
I drive to Disney from South FL. About 2.5 hrs. We own at VGF and CCV. I honestly don't mind the busses and my car almost never moves for the week that we are there, except maybe a Publix run. We usually stay a week and sometime we do a split stay and I move my bags over myself. I did stay at AKV once and it did seem like it took a long time to use the Busses. VGF and CCV is usually very good and our stay at Riviera the busses were excellent. Although sometimes the timing just seems off at any resort or park and it just takes a long time.

I stayed at VGF last week and for fun I took a tour of the 3br grand villa. I asked if I could add on contract and they said Disney not selling direct right now and he thinks the VGF price per point will be recalibrated and his guess was closer to the $300 mark. But it was just a guess and not a rumor or leak of any kind.

Personally, I think that's ridiculous. Value driven studio buyers will never pay that much.

That said, telling you the price would be $300 is certainly a good tactic to get your mind off waiting for VGF and more focused an the cheaper prices of what they're selling now, Riviera and Aulani.

2021 Maintenance Fee is $6.81pp. MF increases have been bigger than normal the last few years. Let's call it 5%, bringing the 2022 MF to: $7.15pp

Combined we are at: $14.29pp

A week in a VGF Standard View Studio in July (a mid-priced season) is 139 points.

This works out to $284 per night.

I totally see Disney's senior leadership under Chapek saying "start at $300 per point".

However, it's a frightening thought.

May 2021 direct sales at the Riviera were weak, a decline of 31% over the previous month, selling only 61,000 points for May. Value shoppers seem to be struggling with the Riviera's $201pp price (even with incentives).

Some will be really excited to buy at VGF, but when a new DVC buyer sees the cost:

$300pp * 150 points + $700 (closing) + $1072 (MF) = $46,772

Is that new buyer going to say: "What the heck am I doing spending $47K for a timeshare?"

Remember, with the new 150-point rule, this is the minimum someone is going to pay.

I dunno.

I'd walk away at that price.

I added on 60 pts. at VGF this past April at $255/pt. Never thought I would pay that price. But after searching the resale market for VGF for over a year along with my UY, I finally caved and purchased. We want what we want. Now, this was to add to my current VGF portfolio which I bought back in 2013. No way I could buy all of my VGF at today’s price. But I do think others will.
 
However, it's a frightening thought.

Its good for current owners for a couple of reasons.
  1. Resale will continue to increase
  2. They will need larger incentives possibly for blue card which means better perks for current blue card holders
That being said it would be nice if it remained at least semi-affordable just so more people can at least have the option.
