Thanks. So how do we know which brokers we can and cannot mentioned? And why? And how do we figure out which broker(s) the OP is talking about?
I have no idea which brokers can be mentioned. I am in the FB group where this was originally reported. I just bought a BLT resale from her recently, so I am familiar with her as a broker.

I can’t tell you because the site is blocked, and any hints are a board violation for circumventing the filter.

To expand on the info shared, when discussing a business, you can just post the link..many test in the thread referenced above.

If the site shows up in the boards filter, then the site can not be discussed, which includes sharing details to guide others to it.

There is really no need to even mention it’s a blocked site because when you post the link, everyone will know that.

In this case, since the site is filtered, there is no way to know who it is. The owners and admins of the site oversee the decisions for which businesses can and can not be discussed. We mods are not privy to that.

I will add, though, they are reviewed and amended from time to time which is why it’s always good to post the link unless you know for sure it can be discussed.

It’s also why you see in some threads that mods let the names of business stay, without the link, since we know for sure they are allowed to be talked about. But, to avoid any potential issue, posting the link is the best way!

I'm on a couple FB DVC groups so I know who the broker is.

In the big picture it doesn't really matter who it is. They have a decent number of listings that are generally priced in the middle of the market.

So it boils down that them having multiple contracts taken in ROFR might be an indicator or increased ROFR activity, or it might just be a meaningless blip due to something specific to those particular contracts.
 
It’s pretty easy to check the public records for ROFRs, but there is usually a week delay from closing to filing. I don’t see any ROFRs since the couple of VGF at the end of September. The ROFRs reported earlier this week will probably show up in a couple of days, but doesn’t seem to be an onslaught of ROFR (yet).

It's frustrating when you first encounter it - but since we all know some sites are blocked you'll usually find any "helpful" information is still shared.

I'll give an example (and this is not even a blocked site, just an example). Let's say a site XXX charges an extra fee for services that the others do not. We (as a group) might not be able to tell you who is charging the additional fee, but will share to be sure and check for those fees before you sign a contract with Any broker. So you still get the benefit of the "group experience" without always getting a specific site. Sometimes the general knowledge is actually more helpful than a particular site name anyway.

The trick is not to focus on who the "blocked" site might be, but just to take the info for the education it presents. That's still a lot better than some sites who delete entire threads just to avoid one site being mentioned.
