Rejected with full price counter. Broker was very nice and offered to help negotiate. I had a busy morning and by the time I responded with an alternate offer it already had another offer accepted.

Again I know 100 is low. If this had been 100-150 points my offer would've been stronger. The hunt continues.
I think that one (or similar) is back on the market at a higher price

So this is an interesting one.. a broker I made an offer with previously contacted me and asked if I would be interested in a similiar listing which was more points. I kind of off handed said I’d have to be at $90 per point seller pays MF for that and she took that as an offer which I fully did not expect.

Seller countered at 100pp buyer pays fees. I countered at $95. Then she responded and made sure I was OK with the fact that they were an international seller. When I found that out, I said the only way I would move forward if it was the original offer of $90 per point seller pays MF.

Over the weekend they accepted another offer.

$100pp is my target which is nice that they got to that price for me but for an international seller at this point it’s just not worth it for me.

We put this offer in a few weeks ago and debated going with it despite not getting the price we wanted (it was the right UY and we knew it would pass ROFR), but ended up dragging our feet because we weren’t excited. It worked out because we then found a better contract!

And what is that “certain point”? Is it based on cash prices or renting DVC points?

Relative to cash prices….

A one bedroom BW P/GV during my upcoming trip is priced at $1153 a night + tax. Tax is 17%, so $1349.

The point cost averages 40 points a night. So, that’s $1349/40 = $33pp for a night.

Dues are $9,
The avg sales price is $116pp/16 years = $7.25pp,
5% TVM is $6

All in is $9 + $7.25 + $6 is $22.25 a point.
If you don’t include TVM it’s $16.25pp.

Either looks like a pretty darn good value relative to $33pp.

Now, we like 2BD and GV’s… but I don’t have a cash price to compare that to.

We don’t stay in studios, so I didn’t use that as a comparison…. but you get the idea….

It’s very dependent on time of year to compare buying in now to cash rates. I booked a boardwalk view 1 bedroom through Disney for August that came out to $18 dollars per point taxes included. But like you said before, if you absolutely have to have go at a certain time of year, you can’t depend on Disney even having the option available on the cash side for the room you want (we had wanted a 1 bedroom at boulder ridge, but it wasn’t available).

Just happened to be perusing the hotel bookings for hypothetical research purposes — for early Aug you can get Yacht Club at $450s ($727 club level!), Boardwalk $450s, Beach Club $739 club level (standard sold out)— so definitely harder to justifying the upfront commitment and the need to walk/stalk 11mo out with BC in the $130s and BW over $110.

Now, I’m still in the market for BCV at the right price and I assume that hotel discounts will be reduced again in the future—but in this economic environment, paying a lot for 2042 is less attractive to me.

I tried finding these purportedly amazing deals and failed. I assume they aren’t occurring when I requested PTO.
There were some pretty fantastic rates when I was looking at mid-July…. and then we thought about running our fantastic memories of WDW in March and decided it was foolish to even think about leaving the West Coast in the summer.
