New purchase benefit vs. resale - also old members would you buy new at $80.

I just have to let go of being so aggravated at not purchasing sooner grrrr. If we do purchase BCV we'd look at not financing, however for cost I am still looking at resale BWV. Yes, Epcot resorts. Looked at VWL since we have a 2 yr old and MK, but we usually stay at the Polynesian now for the Monorail and while I love the themeing VWL is not our thing for home resort and no monorail.

One hesitation on BCV is whether that $80. will hold up value in the resale market. I do not plan on selling once I buy but it's important to know that you are retaining value.
 
A $1,700 difference on a 200 point purchase is enough to do something with...it's your airfare for a family of 4 for one trip. It's the total cost of a trip by myself. Or maybe 5 sessions on the Richard Petty driving experience. Even better its almost 50% down on a 50 point add-on at BCV or the difference between a 200 and 225 point contract elsewhere.
 
The cost through Disney was $75 per point, which comes to $15000 for 200 points. If resales were selling for $65 ($14300) that is only a $700 savings. This is a moot point since DVC has moved to $80/pt but resales may start to reflect the increased price. Incentives can narrow this margin even more.
 
"Only $700" - wow! I've had people negotiate with me for $25 over something completely trivial. Saving $700 on any deal, real estate or otherwise is wonderful to my budget.

I guess you have to look at your individual situation and decide if waiting the 5-6 weeks to close is worth the savings. For most people it is, unless they plan on traveling immediately, then they usually go directly to Disney.

When you pay $75 per point to disney, don't you get to slide on your dues the first year?

You pay a pro-rata of the dues based on the day you put down your deposit. Say you buy on 7-1-02, you would pay 50% of the year's dues.
 
Forget saving $700.00, I think I'd miss signing on those Mickey ears and dating on the palm trees with a resale.

I agree $700 is nothing to sneeze at. My point is that you have to understand all the extra expenses in a resale can add up fast. Some people are trying to sell these for $66 a point without any current points (The Timeshare Store 150pt Boardwalk). You can't just compare the 80 vs 66.
Seven hundred is not a lot if you look at it this way. A family of 4 going to Disney is going to outlay 800 in airline, 700 for park passes (4 annuals used over 2years), 800 in dues and 700+ for expenses and 40 for lifetime refillable mugs that you can't re-use(sorry I couldn't resist). Buy what you want, where you want in the year you want because 700 over 40 years is nothing.

And there are people who it doesn't really matter if they save $70 or $700 or $7000 - they enjoy getting the "bargain." Or they'd rather see the small reseller get the commission than Disney get all the profit.

You probably won't be paying any maintenance on those BWV contracts with no points until points are awarded in the next use year. And they only may sell for $66. They may go for $60 or $63. You'll never know

If the $700 will pay your airfare, or you will need to take your first DVC trip by carrying a balance on your credit card at 18%, $700 is a lot of money.

And $700 over 40 years at 8% is over $15,000.

We bought our resale not because we thought we'd save money. Nor because we really wanted BWV as our home resort (BCV would have been fine), but because Jaki answered her phone and it took 3 weeks for a DVC guide to return a call. People have all sorts of wacky reasons they do one thing over another.
 
Closing costs on a resale 150 point contract is about $350 or about $2.30 per point. Even at 65 per point plus the 2.30 is still $67.30 per point or over $1900 less than $80/pt. on a 150 pt contract. I don't see how this is NOT a good deal. Even if there are no points you do not pay the maintenance fees on the points that are gone so how can people put a value on that. With Disney's MB you would have paid 5-10 less/pt and still would not have had those points. I would buy WHERE you want as long as the total price comes out the same or less than Disney. 40 more years is a long time to stretch that dime you saved.
 
I think that the amount of savings can vary greatly. It all depends on the number of points you buy (Closing costs), the incentives disney offers, and the time at which you buy. Right now I think resales look attractive because they do not reflect the increase that Disney has imposed.(By the way, I bought a resale through Jaci also. I highly recommed her. Especially how she talks to you throughout the process.) I think in time that the resale asking price will be about $10 less that the DVC price, less closing costs, incentives and dues due the seller. I'm thinking back when I purchased last year. DVC was selling for $75 with points and another set in six months, plus a $5-10 magical beginning. They were still asking for $65 for resales ( I'm talking about BVC resales). Not much savings. Now, I agree you can save alot compared to DVC. That is if you can find a low point resale on the market. The $66 150 point (with no points) resale I mentioned in my earlier reply lasted 1 day. I am looking for an add-on and I am having problems finding one. I guess my problem is guilt. My guide, Randy, was real nice, answered all my questions, gave me the ins and out of DVC, and I bought a resale.(Because of location)
