It sure seems like DVC has pretty much stopped exercizing their right of first refusal. Is that the case?

Please report ONLY those cases in which DVC HAS exercised their right of First refusal and ONLY after September First, 2008.

I'm betting DVC ROFRing has essentially stopped.
 
I just found out today that Disney RORF'ed us at BWV, 150 pts at $76.67 Dec. UY all '08 points. I just got another offer accepted for $79.41 a point at BWV. Let's see what happens I will post details of the new offer when everybody has signed the contract.

ROFR is a tough one. As far as I know Disney uses ROFR to keep the prices high to justify their price point for new contracts. They can set the price wherever they want and we as Members don't have any say in the matter. At the same time they want new Members, even resale Members in order to keep the resorts, restaurants, and parks full.

When the demand is low, DVD relaxes the ROFR. When demand picks up, things will return to normal.

I am trying to understand this, if Disney accepts it what does that mean? and if they don't accept it what does it mean? I nedd to sell and I don't understand RORF.

In my case, the seller agreed to sell 150 pts for BWV at $76,67 a point. Disney has the option to buy all contracts, and they decided to buy this contract. Seller gets paid the same and Realtor still gets a full commission. I now have got a new offer accepted and will do it again.

I am trying to understand this, if Disney accepts it what does that mean? and if they don't accept it what does it mean? I nedd to sell and I don't understand RORF.

Yes, the seller gets exactly what had already been accepted in the offer except that DVC is now the buyer. The buyer will get a refund of any money paid and will need to start the process anew.
 
Hi - new to this Board and to researching DVC resales. What does Disney do with the resales that they purchase through ROFR? I was under the impression that they didn't "do" resales themselves, so do they simply just put the property up for resale through another authorized agent?
 
They take the points and sell them as new ones again. Thus, a sold out resort like BWV can still be sold to new purchasers or as an add-on to existing members. Exercising ROFR gives them the points back to do that as well as any foreclosures
 
Gotcha....good to know! So, theoretically, even though the "older" DVC properties are sold out, it could be possible that I'd be able to purchase into one direct from Disney. Unlikely, I'm sure, and almost definitely at a higher price than just buying resale through an agent I would guess. Seems like it would be most useful for add-ons...thanks!

For purchases directly thru DVC - AKV, SSR, BCV and BWV are all $104 per point - but AKV currently has an $8 per point incentive bringing the cost to $96 with a minimum number of points.

VWL and OKW are both $101 - VWL has an expiration date of 2042, OKW expires in 2057 for all purchases thru DVC directly.

HHI and VB are both $92 per point but have an incentive lowering the cost to $87 with a minimum purchase of 50 points.

Resale purchases may be found for less but be sure to do the math since closing costs and status of the available points can affect the relative value of the contract. All purchases thru DVC will have all current Use Year points intact while some resales may be stripped with current points gone and possible even points borrowed from the following Use Year. Just be sure to compare all aspects of the sale before making a decision.
 
Also some resales have banked points from a prior year to give you a bonus.

Could you get banked points with an add on thru Disney? How rare is that? If they do it would make getting a BCV add on thru them worth it.

I'm not aware of anyone who purchased directly through Disney getting banked points. AFAIK, they don't offer (and have never offered) any contracts like that.

Don't think Disney gives any banked points. If it is an add on and you have say a Dec UY and bought tomorrow I think you would get the 2007-2008 points and then another batch of points Dec 1 for 2008-2009. You would also be able to bank those 2007-2008 points into the 2008-2009 year if I remember correctly. The MFs for the 2007-2008 points would be pro rated from the date of purchase to the end of the calendar year so that might be an advantage. If you add on the UY will be the same as your original contract so if your current UY is April you would only get April 2008-2009 points.
