so is it just animal kingdom and wilderness lodge to get the 40% discount on deluxe?

if you book a room only, can you add dining later, and what about park tickets, we never do room only, not sure how it works.

Yes, the -40% is only AKL and WL.

And, yes, you can add dining up to 5 days prior to arrival and park tix as well. But the discount is only on the room.

If you haven't already done it, I highly recommend you go to the WDW website - log-in (if it doesn't automatically log you in) go to "plan" and plug-in some dates. I, and MANY others have done this recently (November) and a few days later I received an e-mail pin code from Disney Destinations offering -40% for almost all of 2010 and for all resorts. I received 3 so far, but none in December.

If you stay on property, these are also the bounceback rates which add the following dates:

Deluxe: 1/3-1/14, 1/18-2/11, 2/15-3/27, 4/11-7/1, 7/5-11/23, 11/28-12/24

Deluxe Villa: 1/3-1/14, 1/18-2/11, 2/15-3/27, 4/11-7/1, 7/5-9/30
