New DVC resort?

With BLT, AKV, and THV in the final stages, where is the next likely DVC resort going to be built? I have read several rumor threads that note in no particular order:

1. River country
2. National harbor
3. Grand Floridian spa area
4. Polynesian room redo
5. BLT 2
6. Canal expansion of seven seas lagoon
7. Blizzard beach area

Anyone hear anything concrete lately?
 
Since we have already seen documents discussing River Country that would be my guess.
 
I haven't heard anything lately.

I believe the River Country rumors mentioned some Fort Wilderness buildings would be moved this summer.
 

Only BLT is near sell-out. AKV is a long way, probably years, from it. SSR/THV probably also still has a ways to go, so there is not quite the immediacy issue of needing something to sell at WDW. I have seen those Fort Wilderness specs and the problem I see there is a Disney concern of whether it will sell well -- AKV has been slow and that would essentially just give them two AKVs to sell.

If they want something that will allow them to up the point price and still likely have large sales over a short period of time after opening, they will do another MK resort or possibly find a way to put something walkable to the Studios although that has the problem that their preference will likely be to attach the resort to some exisiting hotel and it can't do that at Studios.
 
Using numbers courtesy of wdrl's February's sales number for various properties.

AKV has approximately 2.7 million points to sell.
THV portion has approximately 660,000 points to sell.
BLT has approximately 1.1 million to sell.
Approximately 4.5 points to sell

DVD sold over 1.5 million BLT points in 2010. Overall, I would guess it's somewhere closer to 2 million points sold by DVD.
Improving economy could result in all three properties sold out by the end of 2013.

If a resort takes 2.5-3 years to build, it would be surprising if they didn't start building a new WDW DVC in the second half of 2011.
 
I highly doubt they will add a second Bay Lake Tower. Unlike the original they won't be able to add on a skybridge to the 4th floor because of Chef Mickey's being at the opposite end of where a second building would be located. Plus it would be harder to get a reservation at just the Contemporary Tower without the Garden Wing and their Garden Wing rooms are the least expensive room category among the Monorail Resorts, so they are very popular. Besides that on the other side of where the current Bay Lake Tower is located they have the convention center so will that be effected? Plus with the amount of conventions guests the Contemporary gets each year they need the extra Garden Wing rooms. Finally unlike the old Garden Wing building that was demolished to make room for Bay Lake Tower, the current rooms in the other Garden Wing got fully renovated and I don't see WDW wasting all that money to demolish them to make room for another Bay Lake Tower.
 
I saw a post on another board from "an insider" claiming that their friend was the contractor awarded the contract for the next Dvc resort. They said rc is on the back burner and the next Dvc is going to be on the seven seas lagoon. Is that the same as bay lake or is that the lake that gf and poly are on?
 
Seven Seas is the MK lake and that would place anything where Cont, Poly or GF are.

I'm sorry i'm feeling a little slooooow this evening. hen you say 660,000 THV portion points to sell. What do you mean ? Do you mean SSR points ,because i was not aware you could buy THV points without buying into SSR.:confused3

They are the same. The THV deeded interests adds points to the THV/SSR pot. Apparently there are 660,000 THV points that have yet to be sold.

So what you're saying is that there are 660,000 SSR points ,still out there to be deeded? And because of that they haven't built the other 30 THV's?

They are all built but Disney only releases a few units to sell at a time. Until they are released, Disney adds them to their cash resort inventory and they are not available to DVC Members. They may have built 60 THV units but only 30 may be available to book.

As Bill pointed out, these are SSR points. SSR/THV are one and the same.

Each deed lists a unit they belong to. The 660,000 points to sell are for THV units. My understanding is that the original SSR points sold out previously. The deeds today that are not part of THV units are points DVD has received back via (ROFR and foreclosures).

In Disney Guide talk that means sold out by summer 2013 and the last phase of THV's will take until 2013. :rotfl2:
