new DVC resort sales schedules?

I've decided to buy into the DVC for the first time when the new AKV opens for sale at the new village. However, I'm curious for some insight from some of you who have watched the new DVC sales process before at other resorts. Does Disney have a typical schedule that they release availablility by? For example, do they release DVC rooms for sale a block at a time over the course of a year or several years? Or do all the rooms in the resort go up for sale at once? And from what I can tell, there is a period where current DVC members can purchase at the new resort before the general public. Have you seen a feeding frenzy when the DVC rooms become available? That sort of thing...

I'm just trying to anticipate how it will all go when they have finished construction of the new AKV village. How "on the ball" does one have to be to get a good property at a good deal? Is it like the the the Cinderella's Royal Table ADR syndrome where you've got to be on that phone one the dot, or you're out of luck?

Kind of a rambling set of questions, I know, but I'm really looking for a lot more of the logisitcal details than are ever given in the DVC planning materials or in the DVC FAQ threads. I understand how points work and all that, but how hard is it to buy in at a new resort?
 
You may be misunderstanding how buying into a resort works. While, technically, you are actually buying rights to one obscure piece of a resort, that has zero practical significant. Everybody who buys, say, 160 AKV points is treated exactly the same. Disney can only sell points as fast as the buildings are built. But if you were to buy now, what you would be buying would be completely indistinguishable from what Disney will be selling when the new AKV building opens.

Does that make sense?

I'm not sure I understand your question :confused3 ...............AKV is for sale NOW!
When you buy into DVC, you don't buy a specific building or section, just the resort. The points do not get designated Jambo or Kidani; that's a choice you'd make (once Kidani is done) for each trip you book at AKV. Even the size of the villa is up to you (and the amount of points you have to "spend").
If you're looking for a good deal, right now a sweet one is being offered: double developer points to be used within 12 months of your purchase (i.e., if you buy the minimum required to join DVC, 160 points, you will get 320 points in addition to your 160, for the first year). Others who have taken that deal can tell you what $ amount that's equal to; if you don't want those double points, there a $8 discount/point. :thumbsup2
I don't know how long this promo will last, or when the cost/point will go up again, so you might want to check into it. :goodvibes

DVC isn't like many other timeshares; you won't be buying a "size unit" or a specific time. You'll own "X" amount of points, which you can use in any DVC resort, at any time of the year, for as many days as your points cover, as long as there is availability in the resort. :thumbsup2
Even if you own, say, 160 points of AKV, they can be used in any WDW DVC resort, plus Hilton Head, or Vero Beach. You can use them for exchanges around the world (like other timeshares); you can use them for Disney cruises (if you have enough points), etc. :goodvibes
If you decide to sell your membership, you are selling your points, NOT a specific, physical accommodation or timeframe, but rather a membership in the AKV part of DVC. :)

I'm glad I asked, though, because it sounds like we should buy in at AKV asap! lol So, how exactly does one do that? I'll need financing, obviously...but how do you get the ball rolling?

Just to clarify, whe you buy, you will get a real estate deed that says you own, subject to the leasehold from Disney, some astonomically small undivided percentage interest in a Unit at, in your case, AKV. It also says that this is "symbolized" by a certain number of points at your resort.

As everyone else noted, those points are what you will use to book stays at DVC and you have no greater right than any other DVC member to ever step foot in the portion of the Unit that you techinically own. Some of the early AKV owners have posted the number for the Units they partially own, but this was more as a clue to which Units in Jambo House will likely open first.

If you are hoping to book at Kidani, I believe the current expectation is all the rooms there will open at about the same time in early 2009.
