New DVC coming to Disneyland?

The location of VGC is really incomparable to any other DVC resort. The pool area was just redone and Napa Rose is one of the best restaurants at Disney and they are finally getting a real spa. There are only like 70 units so I don’t think it will hurt the price too much when you factor that the new DVC will likely go for well over $200 to begin and will have resale restrictions. But I hope I’m wrong so I can buy it!!

So much for all that “there will never be more DVC in Anaheim talk.” I love when the naysayers are wrong.

I’m one of those naysayers given the make up of the city council and the tax issues....but I still want another DVC option on the west coast.

I feel split roll prop 13 is a wildcard here, but that won’t be voted on until 2020.

This is the one resort that I would not see the resale restrictions as having a particularly strong effect. Most resale purchasers at VGC are looking to stay at VGC - even though they can use their points at WDW resorts. The same thing would happen here - you wouldn't see as negative an effect on resale prices. It might not sell for quite as high as VGC only because VGC is SO small and so well located. But for me the restrictions likely wouldn't be a big deal. I KNOW I could rent out my points at anytime and cover my MF, regardless of what happens with the economy. (This isn't necessarily a given at WDW, though it is in the current economy.)

Just curious, what dont you care for at VGC? Having stayed at BRV and and VGC multiple times, i feel like VGC did the wilderness lodge theme much better, and it is literally directly connected to DCA and closer to Disneyland than BLT is to MK. When you consider DCA and DL have as many attractions as all 4 WDW gates combined, its like having all of WDW at your fingertips within a 5 minute walk and that is priceless, biggest plus of any DVC resort IMO... Of course this is just my opinion, curious to hear yours.

Oh VGC is a wonderful location there no doubt at all about that and it simply can't be beat and would not be beat by a DLH DVC. I disagree that it does WL one better though as I in fact prefer Wilderness Lodge of the two. The common areas, particularly the pool area, to me is rather cramped. I don't care for the way they built the pool as three small pools. I especially don't care for the room decor - much too dark for my taste. Both Boulder Ridge (which does desperately need a refresh) and Copper Creek have much brighter (and better IMO) room decor. On the other hand - I love the ambiance of the DLH, even though I've never stayed there, but just walking around I love the history, the grounds, the pool area, and of course Trader Sam's. Yes, Napa Rose is excellent - but I can walk to eat at Napa Rose - I don't NEED it to be in my hotel.

And it's not like we are talking the difference between BLT and AKV, we are talking the difference between say BLT and the Garden wing at the Contemporary. It is at most a 7-8 minute walk to get to the VGC entrance to the DCA, and it's even shorter to get to the monorail to get into DL.

Yes. I’ll be 60 in January, so it will be sold before expiration. When I bought BWV in 1999, it was a selling point for me that I could sell for at least what I paid for it in the next few years. At some point it will decline as expiration approaches but I’ve got my money‘s worth.

Personally I think they lightened up the rooms too much in the refurb although I did not find them to be particularly dark to start. I wouldn't say they are any darker than VWL or probably the only difference to CCV is the lighting scheme which has many more lights than resorts built earlier in DVC's history.

The DLH rooms are actually much darker than VGC was even before the refurb. I like both properties though. VGC is my favorite DVC and I love the Grand. What you outline for DLH is what I like there - the history and homage to the Disneyland roots are so nice. And the DLH headboards are simply awesome.

The main reason I don’t stay at DLH anymore is the distance to park is a bit of a hike, especially on a 90 degree+ summer day and end of day. Even the fantastic headboard isn’t enough of a draw. The monorail has been too unreliable for me to rely on it as a gate (and stroller folding/hauling is annoying on a hot day). When kids are older, it might be different, though.

I’m looking at the spot where it’s to be built, it’s about 0.576 miles to center plaza. The JW Marriott (if you walk, likely it’ll have its own shuttle) is 0.8 miles to the same spot. VGC is 0.32 miles and has two egress points (into DD, and direct into DCA). I’m only looking at 4 diamond properties <1mi.

I can’t see the value in pricing these above the market rate for VGC, which sits at ~$200/pp. Granted, there are periods of time where supply is scarce, but I’d rather be patient and jump on a 100pt VGC contract than 100pts at TBD/DLH.

Nyeh...I’ll probably end up buying a small 50pt contract or something because why not

This brings up the topic of point inflation. It's too early to think about it, but I'll be the first to admit that VGC is the "Prime" location and DLH is a "Secondary" location. DVC resorts have been raising points per night quite a bit recently. (Riviera the most glaring example of point inflation vs Boardwalk/Beach Club.) VGC already has pretty high point charts. Does Disney inflate DLH at a higher point per night rate than VGC? I think then it becomes harder to argue for DLH over VGC if it's more points per night. (I know we are WAAAAYYYY too early for this conversation - but this is what goes through my head.)

Not for me. If I decide to buy, it will be with the intention of staying there and only there.

Then they will sell and "entry" to having a DL home resort to be considerably less - smaller contract (<100 points) and smaller studio at <$200 pp. A DL buyer won't care so much for perks anyway.

To Auroraborealis- I believe you are missing my point. Impact studies are good and necessary. They often become outdated almost as soon as they are printed as things change so fast. So when a project comes up that makes sense, you adjust the plans and go forward. That is what should of happened between Disney and Anaheim but did not. Go back re read the articles from local newspapers and some of the online issues and you come to one conclusion. The project came apart mostly due to egos, on both Disney's part and the City. Could Disney have afforded to pay the higher taxes when the exemptions were removed, yes--could the City have done something to allow some if not all the exemptions, yes. Politics at its best is the art of getting along, both flunked horribly in this instance. We will see if this new project goes different.

yeah the direct purchase “perks” were financially tenuous in the first place, they make pretty much no sense for TBD/DLH. The AP “discount” is laughable (It’s like 3 churros, hahah)

I hope it comes to pass. We need more DVC on the west coast. I own 100 VGC points which are Exclusive Use points and am always looking for more. I would buy at DLH in a heartbeat for more Exclusive use points (probably about 100 points divided into 2 - 50 point contracts) for my mini staycations at Disneyland resort. In 2019, I stayed at VGC once on points and then paid for cash reservations at DLH and Paradise Pier once each. I would even consider direct very seriously. Resale restrictions would not play into my decision at all since the points would be used at DLH only.

We are staying at VGC for the first time in 2020, and since we have family in SoCal, could see getting a small contract at DL for exclusive use there if we love it next year. It was stressful getting our room - did a combination of rented points beforehand and one night at 7mo, which thankfully worked out.

Thanks to all for posting this and exploring the ideas of resale restrictions. In my initial joy, I'd forgotten about the recent ways of the beast. Now knocked back to my senses (thank you all, again) ... I will not be purchasing direct. But maybe a small contract resale ... maybe. I'll leave that door slightly ajar for now.

In the meantime, I look forward to the development and using my old SSR points to visit.

Another thing about DLR - you can see it all in 2-3 days. So no need to buy a week’s worth of points. Move on to less expensive lodging to enjoy other SoCal sights.

I think that’s a matter of opinions. We always leave after our 5 day PH visits wanting more-we like to hang out and people watch and do things over, not just see everything once and move on.

3 full days is perfect for my fam...at some point we fired tired of the super fatty/sweet food prevalent in the park, though it’s gotten better especially in the last few years in terms of healthier options.
