New DVC California?

With all the recent hubub surrounding Disneylands 1.5 billion expansion, I'm wondering what folks have heard regarding a new DVC at Disneyland? I could't find a recent DVC rumor thread for California.

DVC in California seems to be a token not a business like it is in Florida. I wouldn't expect anything.

Lukewarm response to Aulani in Hawaii has delayed any future DVC offering at Disneyland. Aulani was built primarily to appeal to US residents on the west coast (along with some international crowds.) With nearly 500 villas, Aulani is bigger than Bay Lake Tower and Grand Floridian DVCs combined. That's a lot of points to sell, and a competing property at Disneyland would only slow the process.

A DVC project COULD be part of the promised spending but no way to know for certain at this time. Disney will have buyers for a DL DVC whenever they decide to move forward so they haven't been in any rush. They have no desire to cannibalize Aulani sales.

In the meantime they'll keep pushing Aulani to west-coasters looking for a DVC, dangling the carrot of booking VGC at 7 months or trading into DLH & PP.

When we did the poly tour last month I asked the guide what the chances of them building another dvc at Disneyland and he said pretty much none. He said all the land there is set to be used for other things and the cost of property around the park is too much right now to justify buying for a dvc resort. We had already discussed that unless more 7 month availability was developed at Disneyland I will not buy more points anywhere else.

This leads me to Aulani. I think with more space at Disneyland there would be more sales at Aulani. I will not buy Aulani because I know the other place I would use my points (Disneyland) will hardly ever have availability. So if I don't want to go to Hawaii every year it wouldn't make sense for me to buy Aulani. Build a big dvc resort at Disneyland that has availability most of the year at 7 months and then I will buy Aulani

You mean the guy who was trying to sell you Poly or Aulani points was trying to dissuade you from waiting for a DVC at Disneyland? I'm shocked!

All sarcasm aside, anyone who says that there is no space to build out west isn't very familiar with the property. Disney owns ACRES of land which is currently used for nothing more than parking--not a garage, just a field of asphalt utilized by day guests. Part of this guaranteed investment in Disneyland is to build a garage with 5000 additional spaces (the Mickey & Friends lot has just over 10,000 now.) Once that second garage is in place, a lot of that ground-level parking is no longer needed.

The Toy Story lot a block away from Disneyland is likely earmarked for a third theme park. Most of the remaining parking is on the western size of property near the three hotels. None of it is very practical for theme park use. They could double the size of Downtown Disney without making much of a dent in that real estate.

The main project under consideration was a fourth tower on the grounds of the Disneyland Hotel housing DVC villas. There is available green space on either side of the Frontier Tower which could accommodate another building. An 11-story tower--with a minimal ground level footprint--would represent a half billion dollars in DVC revenue without impacting any of the surrounding infrastructure.

Considering the wait list for DVC at GCV is like two years, obviously the demand is there at rack rates, I'll be surprised if it didn't happen.

There was a rumor that "a new DVC at DLR will be announced in the next 18 months. It will be located next to DL Hotel. Project will expand Downtown Disney near ESPN and Rainforest Cafe."

It would make sense considering the Disneyland Hotel is right there and a 4th tower would as tjkraz said use a small footprint.

before making sarcastic comments trying to make urself seem smart maybe u should get all the facts. He was not trying to sell to us, he was trying to sell to my sister and brother in law who want to buy at Aulani at a later date. Hr knew we bought VGC resale because that's the only way you can get in there and he knew we only want VGC and would buy resale again if we were to add on. They already have plans for all that parking space and those plans do not include dvc currently. Just because there is high demand to stay at VGC doesn't mean more DVC there will sell well. Florida and Hawaii owners want to stay at Disneyland, they don't necessarily want to own there. VGC didn't sell well when compared to a lot of disneyworld properties. Maybe their current market research says the same will happen if they build another resort.

I heard that when they built the new wing at GCH that the rooms were setup to be able to convert to DVC if they wanted to in the future. I've also heard those rooms are part of the DVC dues budget. I would be happy if they would declare some of those GCH rooms to DVC as inn type rooms with a reasonable points cost. From what I understand, there is a long wait list for VGC points. They added hotel rooms to the Disney Collection but the points are outrageous.

I am a former Cast Member/Hotel Manager at DLR. I have seen plans for a fourth Disneyland Hotel Tower that would be DVC. The tower would look down on DTD and be set up to "T" the Fantasyland Tower. At the time I saw the plans (maybe 5/6 years ago) it was to be built with any DTD expansion. It's been a long time and I'm sure those plans have changed, but that was the plan then.

Ah, cool -- thanks for that glimmer of hope! :)

Relax...it was a joke. And it's a time-tested fact that timeshare salespeople are prone to giving answers which have absolutely no basis in fact--from stretching of the truth to bald-faced lie--to close a sale. Regardless of the specifics of your situation, the idea that every square inch of Disneyland is spoken-for, and that there are zero plans for another DVC, is categorically false.

They already have plans for all that parking space and those plans do not include dvc currently.

Aside from construction of the parking garage, it's very unlikely that any of the parking lots will be redeveloped in the near future. And as I previously stated and another poster confirmed, the most recent plans called for development on the grounds of the Disneyland Hotel.

Just because there is high demand to stay at VGC doesn't mean more DVC there will sell well.

No but the fact that DVC has a massive waiting list of people who would pay $165 per point for every Grand Californian point DVC can get its hands on speaks volumes.

VGC went on sale on the cusp of the "Great Recession." No, it didn't sell as rapidly as Bay Lake Tower which was offered in the same timeframe, but BLT brought the long-awaited monorail resort to Walt Disney World and it's fair to say that WDW guests were far more familiar with the DVC concept by then.

There are many reasons BLT was an easier sell.

Put it this way: If DVC built 100 villas at the Disneyland Hotel tomorrow, do you really think there's any danger of them NOT selling? Forget timeframes--whether it takes 2 years, 3 years, 4 years, etc. Disneyland already has a DVC sales center so sales & marketing expenses wouldn't change dramatically. Is there really some risk that there just aren't enough buyers for 2-3 million Disneyland DVC points?

(Not a chance.)

The latest one I read was that the parking lot and Paradise Pier hotel would be leveled for a new resort. I suspect we'll be hearing something in the next 12 months.

I am sure they will come up with a better way to maximum usage for that piece of land. Maybe build the garage underground and such.

This rumor has been circulating the web and Disneyland Resort well over 5 years. When Disney California Adventure was reimagined, everyone expected Disney's Paradise Pier Hotel would be razed. The rumored hotel would mirror and extend the Paradise Pier area of the park. A Hotel Del Coronado inspired resort was expected.

With an occupancy rate of 95%, I would not expect Disney's Paradise Pier Resort to be razed any time in the near future.
