Been a long time lurker at this board and finally made offer on vwl 240pts and seller accepted @ 78/pt. No 07 pts. first pts come Apr 08. Now that I have put my name on it and presented it to the family(dd9, dd6) I would hate to try and explain to my kids what ROFR is. Any idea what my chances are to get thru?

Hi, Welcome to the DIS DVC Boards. Some folks may think your bid is a little low, but you never know for sure what price Disney with snatch up through ROFR, while at times there seems t be a pattern, at other times they'll surprise you and let an identical contract go throgh. I guess it all depends upon what their inventory looks like, and if they have people waiting for points at that resort and use year.

I think you have a good chance of getting it, though, since there are no points until Apr 08 :)

yea, I got to looking at our agreed price and saw that most of the passed rofr were 82 and up. He couldn't get anyone to take it @ 81. and just lowered it. Just hate going through the whole deal with the possibility of collapse. Like you said no harm in trying. I did do a tour two years ago and read on some thread that it may be benificial have me in their system(or maybe wishful thinking). We shall see.
 

Welcome. You can always go after another contract if Disney picks this one up. The lack of current points works in your favor though.
 
Well...you're gonna lose sleep -- whether its this deal or another -- once you've planted the DVC seed in the minds of your family -- you're committed.

You want encouragement:

You'll have an accepted offer (this one or another) within the next 90 days -- time to start planning.

Having recently gone through the same thing, I wish you a lot of luck. The waiting is the worst.

On the other hand, our first contract did not pass ROFR, we think due to a low price. Literally 2 days later, we found two smaller contracts with the same UY to purchase that were a little more in price per point, but by splitting the cost of the closing with the sellers (we asked, they agreed to it), brought the price down very close to the original one and now we can pass a contract on eventually to each of our daughters. It actually worked out better.

The kids won't think anything of it until they are actually there, so the process matters more to us grown-ups (because WE want it so much!) - we feel the heartbreak and the OH NO factor.

Just know that if this one DOESN'T make it for whatever reason - there are other contracts out there that could work for you as well.

Good luck but I'd be surprised if it got through ROFR.
 
I agree with Dean -- I'll be very surprised if it passes. Make sure you are working with a reputable broker and read the fine print to be sure that you can get your deposit back and owe nothing to the broker if the deal does not pass.

If you are working with The Timeshare Store, I believe they will give you the option of getting the deposit back or leaving it with them to be applied to another contract, which will save you some time if you end up needing to start over.
