Need help - Resort/Villa booking...

Looking for some help from someone who has booked a Resort or a Villa rental?. Can someone advice a legitimate website where i can book a resort/villa for a group of 6adult/6children. I tried expedia/orbitz/travelocity and few other with no luck. We are looking planning for Nov 18 - 28.

Any help will be greatly appreciated. Also need to buy the tickets..will have to do lot of reading on this website..

If you would want to stay at Windsor Hills in Kissimmee (you can search through the dis) we went through vacationcentralflorida.com. You could also search windsorhillsrent.com. A ton of reputable owners there and much cheaper. :)
 
Thanks softballmom3. never rented a home..so kind of newbie's question...but Is there a wiki to what to expect? Are there any hidden fees, etc?
 
We have booked each time directly through the owner. We contacted them and many many others through Windsorhillsrent.com

for pool homes, condos and townhouses. Narrow it down to the Kissimmee area or Davenport and Clermont. With your group you probably need a 6 bedroom pool home. You can put in an enquiry on windsorhillsrent.com for that subdivision but there are many others in the same area.
Ask the owner for a quote including rent, taxes, fees and pool heat (if you want it).
If you would rather go through an agency (which is more expensive than individual owners) then try allstarvacationhomes.com or floridasunvacationhomes.com

The homes that are closest to Disney are those in the Formosa Gardens area: Windsor Hills, Rolling Hills, Formosa Gardens Estates, Oak Island, Indian Creek, Windsor Palms, Emerald Island and Sunset Lakes. You can use Sherberth Rd from these subdivisions and be in the Animal Kingdom parking lot in less than 7 minutes (depending on if you hit a red light). DHS in about the same time using World Drive and Epcot and MK in 10 - 15min. When we stayed in these subdivisions the parents would bring the grandkids back for a break around 1pm and then go back in around 4. Magic Kingdom is the longest because of the parking lot being so far from the park. It would take 35 - 40 minutes to get out and back to the house. The other 3 parks were quicker.

WH, Emerald Is, and WP have manned gates. FGE , Sunset Lakes have a coded gate, and the others have no gate.
 
When you find a house on vrbo or homeaway after you contact the owner it is a good idea to check to see if they have any leans on the property by checking court records and you can also check their tax records to see if they have been paid for the property. We stayed in Sunset Lakes and it was Oscelo county. I'm not sure if Windsor Hills is int he same county or not. You can also purchase insurance if the house is not what it is supposed to be or they booked it twice you will get your money back.
 
All the sites suggested are very good. I have rented through www.orlandovillas.com and have always been pleased. If you go to there site they have a forum on the upper right hand side of the page. The posts can be very helpful.

Neither of those for me, but definitely take the advice of others and check them out to make sure no liens, etc....

I can say when we rented through vacationcentralflorida there were not any hidden fees and they were very competitively priced. I've always had the motto to be very careful if something sounds to good to be true (especially pricewise). That being said the only thing I know some people don't realize is it's like a home and has a starter supply of everything but make sure you bring extra toilet paper :scared1:, etc or have ability to go purchase a few things.

This is only for non-hotel type accommodations. We love staying in rentals and haven't had any problems yet. I think Windsor Hills is a great place to stay and very close to the disney attractions.
