Need help from North Carolinians

We had a similar situation. We were paying $7,000 per year in property taxes. I don't know about the equity in your home but having a lot of equity in CA helped us out tons with putting a down on a house here.

We were able to afford a house 3 times as large with 2.5 acres here and I stopped working for a while.

My husband DOES make less here, but we are still living better here than we were in CA on more salary.

I am not sure we will stay here long term. But it is a good move for now.

From my experience living in central NC (not Charlotte area)....we have only 3 private schools here.

One is a very expensive Day school, but it actually is not accredited.
One is Christian based. It goes to 8th Gr. I doesn't not have specific entry requirements
One is a Catholic school, that unfortunately is over 70% no Catholic(Looked at as a "private school" rather than a Catholic school)

Although our county is realitively small, each of these schools would be over 20 minutes travel time, so I'm not sure about driving 7 miles to a school - is that far in your city?

Anyway....just wanted to you see what it is like in other smaller counties.
 
I agree with pretty much everything Jockeroo said except I would caution the poster to take with a grain of salt the afternoon host on WBT b/c he's a public school basher who is somewhere to the right of Atilla the Hun. He was the guest speaker at a stop the school bonds event in Cabarrus a couple of years ago.

You can still get a pretty impressive house in Cabarrus County for under $300K. You do pay a premium to be in the best school districts, though. Like a lot of formerly rural/small town growing counties, our schools are not created equal. I suspect that's true in Union County, too.
 
Tarheel, I assume when you mention the "Atilla the Hun" host, you are refering to Jason Lewis in the afternoon block. I specifically did not mention him, since it would be impossible to get an accurate reading on the area. I know that K. Larson lives in the Waxhaw area and often praises that town. Hubby calls him an equal opportunity basher. So DizneyCrazy3, take everything J. Lewis says with a grain of salt--better yet don't tune in to his show; it will not provide an accurate picture of the area. Again K. Larson and J. Hancock are also skewed, but provide a better overall picture. They actually invite guests to their shows--unlike Lewis, who prefers to listen to himself talk for 3 hours.

It has not been mentioned, but the Mooresville area has a good reputation for its school system. I believe Mooresville is in Iredell County. It would be a longer drive to Charlotte, however. I can't comment on the specific gang related activities in the nicer subdivisions. I do know that before hubby and I got married, he had an apartment in Charlotte in a "fair" neighborhood--at that time. He was the victim of an armed robbery at his apartment. Last year, I regularly drove by this complex and saw a large amount of graffiti painted on buildings--I assume it was gang related. I would not want to live in that area at this point. Although, due to the robbery, I was never comfortable in the apartment the few months I lived there. This was in the Old Pineville Road/Archdale/Arrowood area. (He lived there briefly about a decade ago.)

I must agree with Tarheel that if you come to check the area out, please look around in Cabarrus County (Concord/Harrisburg). You will be able to get more for your money than in Meck County. The same is true in Union County--more for your money. If you contact Cannon School in advance, I believe they would schedule a tour. But the Cabarrus Co. schools are quite good, with administration that promptly addresses problems that arise. And, of course, there are problems in this system as well.
 

Just jumping in here as I am just a "newbie". We are in Stanly County, about 45 miles east of Charlotte, and a next door neighbor to Cabarrus County. Our small town (think Mayberry) is becoming a "bedroom town" for many folks living & playing in Charlotte. Our School system is relatively small and to tell you the truth, I can't tell you much about it as our girls attend a small private school here (A Beka based curriculum) - not because of the lack of quality in our public schools, but because DH and I wanted more than what the public system is able to offer.
 
I was reading the posts and thought I would join in....
I moved to NC from Long Island in September. We lived in an apartment in Matthews and my 7y/o went to a Charlotte/Meck school there...GREAT!!!! it was called Idlewild Elementary , his teacher was The best and the school had so much to offer. When our house was finished we moved to Union county and I now live in Monroe, very rual and a great place to raise our boys. The school here is so/so I am not impressed however, We found a fantastic builder and now have 3x the amount of house & land for 1/2 what we were paying on LI (which is out of control) We LOVE it here It is the BEST thing we did for our family.( the school situation is still being worked on as far as I am concerned) My husband works in Charlotte and LOVES it there, we are World Trade center survivors and dont miss Manhatten one little bit. With this move we would sell our home and be able to pay cash for a home there.So we would not have a mortgage but would just have to pay taxes.This would help allot.There is no way we could do that here since the house prices have skyrocketed.And if we did sell our home and pay cash for one it would be a shack in a really bad area if you know what I mean.That is why finacially this would be a great move.As I said we are going to NC in March and see how we feel when we get there.Neither one of us has ever been there.We just want to make the right move since this is a big one it would be permenant.I don't think we could move back with the house prices the way they are here.If we moved there it would be a big step up financially.Even if dh did not get a high paying job it would be o.k.But the other scary thing would be moving without a job.Has anyone done that?He is in the I.T. Field.I heard that there are a lot of jobs there for that.We would have to some what be close to Charlotte as far as jobs.Has anyone heard good or bad things about Lake park academy,Metrolina academy,Back creek Christian academy, or First Assembly Christian academy?
 
disneycrazy3 - We are in almost the same exact situation as you. We live in NJ and we have a nice home, but our taxes keep going up and I feel like I'm on a treadmill and can't get off. We are also looking at NC as a good financial move for us. I also want to stay home with my kids. Moving to NC and having little to no mortgage would allow me to do that. We are also going out to see the areas in February. We are staying at a bed and breakfast in Raleigh. We figured we could talk to the owners and get a feel for the area from them. We are also planning on hooking up with a realtor so we can see the areas we are interested in.

Does anyone have any opinions on the triangle area? I'm particularly interested in Raleigh.
 
My dh and I reasearched that area and found as far as a new home to be to expensive for us.We really need 300 to be the very most we could spend if we did not want a mortgage,that is the whole point for us.That is why we are looking closer to Charlotte.I am a SAHM too and we are just struggling.But for me to work part-time with the kind of job I would have to get would not even be worth the money.We actually tried it and it was not worth it.Next year she will be full time but again it will be a min paying job if I got one.I am a hairdresser and it is hard to start from the bottom and only work PT and expect to make any money.You really have to work allot of hours and build up your clientel and I just can't do that right now.So moving here finacially would be a great decision.But all my family is here and I love Chicago it is a great city with allot to offer so I would miss it here.Also I want my dd in a good school.Her school is excellant and I would want to find a good one there too.We have been researching everything but I guess until we actually go there we don't know.I just want to make sure our move is right for us in many ways.
 
By Metrolina Academy, do you mean the Metrolina Regional Scholars Academy. If so, it is a public charter school. I have two friends with children there and they are happy except for the distance their kids travel. It is extremely difficult to get in -- it is a charter school for highly gifted students.

DH and I lived in/around Raleigh all of our lives until we relocated to Charlotte in 2005 for DH's job. Although Charlotte is nice and there's lots to do, we really prefer Raleigh. It has more of a small-town feel, though it's very spread out and there are many towns that make up the RTP area (Cary, Apex, Garner, Holly Springs, Fuquay Varina, Durham, Chapel Hill, Morrisville, Zebulon, Knightdale, among others). We prefer Fuquay Varina, about 20 minutes from Raleigh. Public schools are good (from what I've heard), if a bit overcrowded. Many many private schools to choose from, both religious and non-religious, and there are some very good ones. Shopping is great, 3 large malls in the RTP area as well as other shopping centers. Around 2-3 hours from the beach, a little further to the mountains. UNC Chapel Hill, Duke University, NC State University and several private colleges are fantastic campuses with lots of things going on. RDU international airport is convenient. Cost of living in Raleigh is very similar to that of Charlotte. Taxes are lower in Wake County than Mecklenburg, though not by much. Neighborhing counties Johnson and Franklin may be a little better.

We will be trying to get back to Raleigh in the near future, hopefully sooner rather than later! PM me if you want any specific information.

That is a different Metrolina Academy. The other one is good for the child who fits there, but would be too much pressure for most kids IMO.
 
I hope this post keeps going! I have been trying to make the decision to move to Raleigh, NC or Alpharetta, GA for 3 years! It is such a big decision. We have friends who live in Apex, NC and love it. We have visited 3 times and love it too.

We are torn because we would be able to keep our same jobs and take transfers to Atlanta - plus they have the HOPE college program. Because our jobs would be on the Perimeter - major traffic. We really prefer Raleigh though.
 
Just wanted to say that I have been following this thread and am very pleased with all the helpful advice that is being given out. SO and I currently live in Central FL, and our house prices are just ridiculous for the amount of sq ft you get in our area. We are seriously considering moving to the NC area. Originally I was interested in the Charlotte area, but have recently come across York county in SC. This is still within a reasonable commute distance to the Charlotte area, but cost of living seems even just that little bit lower than Charlotte. Can anyone provide a little more information about the Rock Hill and Clover areas?

Also- how are taxes (not housing) in either York County or the Charlotte area? Do both NC and SC have state as well as fed. taxes (we don't have state here in FL)? Also, when I lived in IN I know that we had an additional tax if you lived in a different county from which you worked. Is this also the case in NC or SC?
 
There is a state income tax in North Carolina, but we do not have county or any kind of local income taxes. Local taxes are based on property values.
 
We're looking at York County, SC too and found info. on property tax rates at www.yorkcountygov.com under the Tax Assessor section. HTH
 
We did not check into SC too much.I guess it would be another option.How are the schools there?

York county is a great option to Charlotte. The schools are good but Clover has the reputation of being better. Clover is more rural then Rock Hill. Rock Hill is right on the state line, close by is Ft Mill. Taxes are lower in SC then NC. The further out from Charlotte the cheaper the housing prices. There's a lot of building going on outside Charlotte on both sides of the state line, alot of subdivisions going up. Some of the Rock Hill schools are playing catch-up due to the building, and possibly in Ft Mill. There might be a city tax in Charlotte but not in York county towns. There is a property tax on vehicles that's paid every yr. Hope this answers some questions.
