Need buying info?

My DH, who sells timeshare here on Cape Cod has always been vehemently opposed to buying DVC. Always has said it conflicts with his selling points to his customers, too expensive, maintenance fees too high etc. It always irks him to say the least that when I go to WDW I always stay on property versus using one of our exchanges thru II for just the exchange fee of $121.00. Of course for me, going to Disney means staying on property otherwise it is some other kind of vacation. I have been telling him about the SSR and its opening and this AM he said...Get all the info , I think we should have a least some DVC points!!!!!!!!!!! Can anyone here give me the basics...Will we be able to buy in with 100 points? What kind of deposit? Finance rate thru Disney? Can we buy from home here in Massachusetts or do we have to buy on site? Closing costs? I truly do not understand "use year"....do understand the points, different seasons and other basics....we stayed on rented points a couple of times thru these boards. Please forgive my ramblin....I am so excited I can barely type!!!!!!Should I call a guide??

Not through Disney you can't. If you buy a resale contract you can sometimes buy a 100 points. However, if you are looking at SSR, then you definitely will need to buy 150 points through Disney.

The deposit and the finance rate are related. The more money you put down, the lower the financing rate.

You would need to check with a guide to find out if SSR has been approved for sale in MA yet. If not then you will have to buy on site.

None when purchasing through Disney

Use Year is just the month that your points become available on an annual basis. For example, our Use Year is August. Every year on August 1st we receive 225 points with which to make ressies.

You can purchase a minimum of 150 points if you go directly through Disney. As ripleysmom mentioned, you can only buy-in with less points if you purchase a 'resale'.

Depending on how much you put down, you can get a lower interest rate. For example, if you place 10% down, you will get 10.75% rate. On the other hand, if you place 50% off, you can get a 5.95% rate.

You can contact a guide at Disney to get more specific info on financing and state specific info. My personal guide is Judy Kauffman and you can reach her at 1-800-827-7163. No closing costs when purchasing directly through Disney.

Use Year is when your 'yearly' points become officially available. But, you can always 'borrow' points from the upcoming 'use year' in order to take an extra long trip.

You can call 1-800-800-9100 and ask for the free video and information packet to be sent.

If MA is not yet cleared for sales of SSR, they won't be able to send any information and sales can only be accomplished at WDW.

It looks like there wil be some reasonable incentives to purchase pre-opening at SSR , but you may want to check out resales also unless you have your heart set on SSR.

Thanks for the quick replies everyone!!!! A resale may actually work out better for us.....we love the Boardwalk. I want to act on this though before my DH thinks I put some Mickey Magic dust in his coffee!!!!!
 
Looking at how we would vacation with DVC it looks like 110 points would be ideal. If we bought a resale with 100 points could we purchase another 10 points from Disney directly by being put on a waitlist at BWV? Are there any points left thru Disney at BWV's? I know that they had added some recently but they went fast.
 
If you bought a resale of 100 pts, you could not buy another 10 points. You must buy at least 25 points thru Disney, and you would have to pay cash for that. If you want to finance, you have to buy 50. 100 points isn't really enough points, trust me on this. I was sure that 150 points was WAY too many points for us, and now we have 700 and are considering another contract. If you buy more than you need, you can either get bigger accommodations the following year, or you can rent them out if you are not going to use them. I rented some points this year, and made $3000. Consider that choice, and buy a contract with more points, which will be more useful to you in years to come.;)
 
It depends on your particular situation. If you feel that 110 points will do for you and your family, then go for a resale contract in that range.

I needed approximately 90 points per year (at least those were my initial figures) and just purchased a 75 point contract which had 75 points banked from the previous year. So, I started off with 150 points, even though I only bought a 75 point contract! Basically, I will use my 75 points, add 15 points from the 'banked' points and have my 90 points for the first 5 years of my contract! Worked out great for us!

So, look for something that will fit your budget and will work for you and your family the best. There are folks on the boards with over 2000 points! That might work for them, but I know that the maintenance fees per year on those points would be a bit much for me.

....keep your eyes open for good deals. Also, the best way to get the best deals would be to actually send an e-mail or call these great folks and get on their 'calling lists' for those 'special' deals that come about every so often. Sometimes, the resellers get deals that are sold even before they hit the websites. That's how I got my deal from Shontell.
