Need advice RE buying

First, I should express my thanks to all of you. For 2 years I have read this board as a lurker, yearning to buy into the DVC. Now that I've decided, I still need advice. lol

I've decided to buy at BCV, but I've noticed the going price seems to be in the $95/pt. range. I've seen some for less, but some of those were stripped and others were below or way over what I'm wanting to buy to start (about 180 points). Also, I was trying to bypass the agony of ROFR, and figured that for $95/pt., I should just go through Disney.

So on Monday, I called to be put on the waitlist. My question: Would it have been faster to go resale? (I know this calls for a certain amount of prognostication...lol) Do I have a shot at a Thanksgiving trip this year? If I change my mind and buy resale, will Disney give my deposit back? :rolleyes1

Was I so excited that I just prolonged my own torture? :sad2:

If you are willing to take any use year, several recent BCV purchasers have gotten points immediately from Disney. I have been on their September UY waitlist for over as year now, and my December UY took 7 months directly from Disney, so in those cases, resale via the TTS is much less stressful; and much faster.

However, I believe an April and Feb UY recently purchased without waiting at all.

Disney will refund your deposit. I believe you have 3 or perhaps as many as 15 days to cancel even after you actually signed ans returned the purchase papers. True DVC gurus (Dean, Diane, CarolA, HBC, CaskBill et. al) will know the exact dates.

I just bought BCV for 210 points last Thrusday and only was on the waiting list for Feb for one week.

I recommend going through DVC at this point It is not worth going through resale if the prices are the same and you have to pay an extra 5-600 for closing costs. Cutting 2-3 points off the price ( if you can do it) in resale is the same cost to you as buying through DVC and DVC seems to be a lot faster, although this is my first purchase, which has gone flawlessly.

Buenas!

Florida law says any timeshare contract can be rescinded within 10 days. Being good doobies, Disney gives you 15 days from the time you sign the papers to rescind without any penalty.

I've bought both resale (through TTS...big TTS fan!), and also through Disney direct. At those prices, I would buy direct if you can get it -- unless you get a BCV contract that is EXACTLY what you want. If you found something priced high enough to clear ROFR that had a bunch of banked points, it would be worth MORE than the direct price.

Also, you can have it both ways. You won't have a contract with Disney UNTIL they come up with the points, so you don't have to worry about your deposit. You can waitlist, and if resale comes through, you just cancel your waitlist and get your money back.

Incidentally, if you are looking for BCV resale, I'd call TTS and tell them exactly what you are looking for. Most hard-to-get contracts are sold before they ever get advertised, so put yourself on a call list for what you want.

Also, I'd be sure to let your DVC Guide know that you will take 150 points. If they come up with 150, take them. You can always add later in increments of 25 or more points.

Resale is many things -- fast is not one of those things.

Plan on 8-12 weeks with resale, from the time you find a contract and submit an offer, through acceptance, ROFR, the paperwork process, closing, and finally into the Disney computer system to the point that you can actually USE your points.

Thanks for the good advice. I knew y'all would know. I'll call TTS and make my needs (wants?) known.

If I have to wait 10-12 months, I'll have to switch to mint juleps, though!
