Hey y'all! I wasn't sure where to post this so Im throwing it out there-

Does anyone have any tips for renting DVC points? My family and I really want to go in December but man does it hurt the wallet! Wondering if going the DVC rental route is worth it?

Whenever we rent out our excess points we go through David's Vacation Club Rentals. They do a very professional job for both the owner and renter. Everything is very simple.

then do you purchase park tickets separately? How does it link to your reservation?
 
Yes. The room reservation will be in your name and you manage all of your tickets, dining, extras, MDE, etc on your own just as if you rented the room directly from Disney.
 
Tips number one
Book 11 months in advance…

The larger resorts SSR and OKC might have some availability until 4 months prior….

Check out the Rent/Transfer Board for some advise on renting. I rent out on Facebook when I have extra points. Go on FB and look for something like "Disney Vacation Club Points Rental" and a number of them will come up. (FTR, I don't have anything in December so this is not an attempt to rent to you :).)

December is coming up soon and availability is spotty. There is some availability at SSR but if you want another resort you'll have to rent an existing reservation. David (DVC By Request) has dedicated reservations for rent as do all the DVC FB groups. You can also check the Rent/Trade group here for dedicated reservations.

These are my recommendations if you rent from an individual:
  1. Look for someone who will provide a contract or rental agreement. That way you are both on the same page. Make sure that you understand the ramifications of any changes that you may need to make. Some DVC members do not allow any changes, even name changes. Due to the nature of DVC points, most DVC members do not allow date changes.
  2. Look up the DVC owner's name in the Orange County Records: https://www.occompt.com/services/records-search/ . If they're renting for a friend or relative, skip by them. Note: They don't have to own at the resort where you are renting unless your rental date is more than 7 months out.
  3. A small deposit is OK, but DO NOT PAY IN FULL until you receive a copy of the confirmation and you link it into your My Disney Experience. This is really important. I ALWAYS ask DVC to send a copy of the confirmation directly to my renters and they are always able to do so. Ask your DVC member to have DVC send you the confirmation directly. PDF confirmations from sellers can and have been faked. If a DVC member insists on full payment before receiving and linking the confirmation, skip by them.
  4. You can ask for references, but I have heard of them being faked before so I'm not sure if that protects you.
 
Just a caveat that I have not gone on my trip yet, but so far I have had very good luck renting from a DVC Owner on this message board.

I created (for only myself) a protocol to follow when renting from a DVC Owner through these boards. You may find it helpful, or you may find it to be trash.

Reference, sounds like a great idea,
And I have given potential renter contact info to past renter before with great results…..

However, you as a renter could be setting yourself up, as you have no idea who the reference is…
 
If you rent from an individual and not thru a company…. There are a few things you can check to make sure they are legi! First…check the comptroller for i believe that’s Orange county to make sure they own property where they say they do! If they are legit, they will have no issue with you checking this out! You can ask on some of the DVc rental pages on Facebook to see if anyone has had any experience renting from them! Go to their FB page and most will have past offer for rentals on there, if they don’t, I don’t touch them! I know a lot of people are first time renters and honest people, but you have to watch out for yourself! Most importantly, most will make the reservation for you, send you the confirmation number and let you get it linked up in your MDE, so you can verify that they actually made the reservation, and then they will expect money! If they ask for money first, run for the hills! Some may ask for a small deposit to make sure that you are legit, and that is up to you if you want to deal with them or not but never send a large amount of money before you get a confirmation number! Also, a lot of legit renters will use a contract! Contract is great and looks great, but still don’t send big money first just because they use a contract! If it doesn’t feel right in your gut, it probably isn’t!

Not sure what your dates are, the DVC rental store has a lot of confirmed reservations you can take over. Still pretty pricy, I did see a studio at BRV for about $500 a night for 7 nights. Many of the rooms are more like $700-800/nt

Very true. I agree there is no full-proof way to eliminate risk. All one can do is take steps to reduce it. Checking references is just one method. Other methods are checking the Comptroller's site, Googling (or paying) for sites that verify the name/address of the DVC owner, checking the reservation was made prior to sending final payment, etc...
Layers of security....

At the end of the day, all you can really do is trust one's instinct.
If a renter is still suspicious after performing everything they can think of to check out the background of an owner, they should either move on or pay the extra for a commercial broker.

When I logged into the DVC portal this morning it was pretty sparse for December.

@Robbie Cottam has a lot of knowledge and will help as best as possible.
If you're ever unsure you can always just write the link for the website and if it's not allowed the autofilter will kick in and **** it out

I have never rented my points out or used them for getting a room but I know they have that. Seems to be pretty accurate but nothing is in real-time unless you actually login to the member site.
 
At this time what’s left of DVC for a December trip is found in Confirmed Reservations.

Those tend to charge a premium for ‘holding’ the room, at least until closer to the date arrives. Owners need to cancel an unused reservation prior to 30 days otherwise points get restricted and harder to use. Between the 2-3 month mark there may be better prices.

You can start looking at options now. Search DVC confirmed reservations for different brokers. Pull up your desired travel time and see what’s available. Flexibility of your dates will expand the options. Prices can vary, even on same site where I’ve seen as much as double for same room and dates. If nothing tickles your fancy keep it in mind to check periodically. Listings get added (maybe an owner decides not to take the trip and rent it out instead, or had someone back out, etc). Closer to the date some will drop prices especially if their points don’t have much life left (points expire).

Looking around can also help you zone in on what you see as a good room and price combo so you’re ready to grab it.

1. They are owners at a non WDW property (VB, HHI, AUL, VGC, VDH)
2. They could be associate members and have access to their relatives membership to book reservations, bank and borrow points.

Also remember as @dchronister stated, "If it doesn’t feel right in your gut, it probably isn’t!"
 
I agree with everything except this. I do not post about my rentals on my own FB page. Why should I?

I have had less than zero luck with face book.....
That having been said I think my post for the last 3 years are still search able here.....
Not sure about the other site before that......
