More House Rental Question - The Phone Call - what to ask??

Thanks to all who have been answering my many questions.

I'm a seasoned on-siter, but this is my first sojourn off-site and my first house rental pretty much ever. I have probably looked at websites of at least 200 houses and exchanged a similar amount of emails already w/ prospective house owners. I had specific things I wanted, at a specific price in a specific location. I think I have finally found the house, and it's only $50 more than I wanted to spend! :goodvibes

I'm just about ready to go "all in" - I'd like to have a phone call w/ the owner - she's answered many questions via email promptly already. What kinds of things are important to ask prior to renting and on the phone call etc?

Thanks for any help or suggestions - I've actually reached a point where I'm really excited - I think this is the "one." I hope I don't get too disappointed if it doesn't work out!
 
Ask any and all questions you may have. Most owners love to talk about their homes.

They are very knowledgable of what is there, how to get around, any tips hey can offer. So on and so on.

Ask specific of what you will need to make your vacation complete. It looks like you have a very young child. What will they have to make his stay special?

Just a few.
 
Ask what the procedure is for picking up the key: is there a code box at the house or do you have to go somewhere and get it / return it.
Safety alarms on pool doors and safety fence around the pool.
Who management company is and are they readily available if you have a problem.
What about making long distance phone calls from the house: free / calling or phone card / local calls free ??
These may be some of the things that you've already emailed about.

Also check about parking, and if it is a gated comm. how/when/where do you get the pass.
And always asks when you can expect your deposit back. We rented a condo for our DL trip and their "system" was to return your deposit to you after the 15th of the following month... for us that was 45 days!
