Master bath renovation cost/ideas

Just moved into a 19 year old house in Central VA. House is worth about $325,000 ($150/s.f.) which is on the low end for our school district (average price is about $500 K).

I've made a bunch of cosmetic changes already (new hardwood floors and refinished existing floors, new wall-to-wall upstairs, new tile in the hall bath, new light fixtures) and will be having the interior painted and replacing all window treatments over the next month. Luckily the kitchen was recently done.

The only thing (besides the yard) which drive me nuts is the master bath. It's about 9' by 9' and has 2" or 3" white tile on the floor. The vanity top is beat up, the white cabinets are warped, the shower is a tiny neo-angled shower, and the corner tub is a complete waste of space IMO.

Anyway, I'm just looking for ideas on what a renovation like this costs (I would hopefully not need to move any plumbing and would choose very mid-range finishes). Also is this something HD or Lowes can do well or would that be a nightmare? Just don't know where to begin and the budget isn't huge because of all of the other work I've had done (and the house's exterior will need to be painted in a few years and the roof will need to be replaced in 5 or six years). Just trying to make this a comfortable house for me and my children for the next decade or so.

My house is 18 years old, and we just got a roof recently, I would not count on 4-5 more years for your roof. (I would hope you would get that, but our 20 year roof lasted 17-18 years

We did a spruce up on our master bath late last year. I painted the vanity white (it was white already, and it was it good shape), new pulls on the drawers. New marble vanity top, which cost us lots, it is large, 72" double sink. We took out the tile in the 3'x3' shower stall, and replaced the pad. It is square, not the angled. (you might be able to get a square in the space you have the angled?) We used Lowes white subway tile, all the way to ceiling in shower stall, 2 accent thin strips of glass tile. The big upgrade is a frameless heavy glass shower door. Looks awesome. New toilet. In this bath, we did not change the floor tile, it is 4-5" white hexagons, I do not like it, but we held to the budget at $3000 or less. Painted room of course. Did not touch the huge corner jetted tub, which I would think the next owner of this house, might remove.

(I should mention DH is in construction, and he was able to tear out that shower and re-sheetrock it himself. But we did hire a plumber and tile guy).

Our kids bath was a total gut job, to the studs for most of it, and that also cost us $3000. New porcelain floor, new vanity and top, new tub, toilet, more white subway tile/glass accent, the works. It cost the same, because the vanity top was less, and no frameless shower glass doors.

Again, we did the gutting and sheetrocking part of this update.

I actually had a roof inspection done because the home inspector suspected the roof needed to be replaced because of some leaks and the roofing company told me 5 or 6 years of life left. I have money put away to replace it. Just keeping this expense in the back of my mind as I tackle other projects.

You are very lucky to have a husband who can do so much stuff as labor is clearly a big chunk of the cost. I think because of the space the tub takes up that I would need everything taken out and replaced but your figures for materials are helpful. Frameless glass door sounds wonderful but expensive. Hopefully I can somehow get a nice rectangular shower with a seat in this space.

I think materials cost is very subjective to taste but what I can help with is that big box stores subcontract their projects out to various small companies and friends and family have issues with both lowes and Home Depot subcontractors. The issue with Lowes was paricularly difficult to resolve because they were very much done with the project once they got the money and the subcontractor was very very shoddy in his work.

We had our master bathroom redone a few years back. We had it torn down to the studs, and totally redone with granite countertops, new cabinets, porcelain tile on the floor and in the shower, new jacuzzi tub and all glass shower. It cost $11,000 and was so worth it.

We had the almost the same done in 2 much smaller bathrooms. They were around $3000 to $4000 each.

We had the almost the same done in 2 much smaller bathrooms. They were around $3000 to $4000 each.

That sounds very reasonable and similar to what I want to do. Did you hire a general contractor?

We re-did both baths in the last couple of years. Once the rough work is done (ripping out old tiles and new drywall) we found that doing the new tiles ourselves was really easy!
If your countertop is small like ours (single sink), we bought a granite top with attached undermount sink at Lowes for only a few hundred dollars. Purchased coordinating wall/shower tiles, re-painted the rest of the room, new light fixtures, and I think the whole thing was around $1000.

Wow, things are inexpensive in Georgia! We had a mini-remodel done of our master bath: re-did the master shower as a frameless European style shower with cultured marble (the glass alone was $2,500), and put new faucets on the garden tub, and our two sinks. It was almost $8,000 (using a well-respected, licensed general contractor)!!! I don't even want to think how much it would have cost to replace the vanity (about 15 feet long), sinks, flooring and put in a jacuzzi! Colordo is too darn expensive, apparently! lol

We did ours several years ago. DH did all the work on his own. We bought all the materials at Lowes. We took out a uselss closet and added whirlpool bath. DH was able to do all the electric and plumbing for it. It really was not that difficult. He then tiled the whole thing, floor and up 3/4 of the wall(I thought he was gonna loose his mind ), tile backsplash around the kitchen countertop because the counter was custom

Our biggest issue was the crazy deminsions of the bath, not standard size. It would have been crazy expensive to have someone else do it. We were able to spurgle on sink and faucets, and do a design in the tile on the floor. I just lost the bathroom for a couple of weeks

Yes, we hired a company to handle our renovations - the company specialized in renovations/insurance damage. We were assigned a contractor to oversee the project. It was some of the best money we have ever spent. It is so nice to have up to date bathrooms!

Yes, we were pleasantly surprised when the quote came back. Our bathroom was torn down to the studs - nothing left. We replaced everything! We did not use the most expensive finishings, but the end job looks like we did. The bathroom consists of 2 separate sinks areas with new cabinets (custom made, not from Home Depot), with new faucets and granite countertops. All of the floors were custom tiled in the pattern we wanted with porcelain tiles, new Jacuzzi tub with faucets, and custom shower (all glass - frameless style - and custom tile work). The quote also included new toilet, painting, new lights and framing our 2 wall mirrors over the sinks.

we tore down; extended into bedroom a little; moved plumbing; added window...major work...I did bargain shopping for vanities, lighting, tile, faucets, tub, toilet. We hired contractor to do it. $13k. Indiana. Still LOVE it.

We re-did our bathroom about 3 years ago. We tiled the floor gutted the shower and tiled (moved no electrical outlets or piping), we also left the vanity alone, but tore down the wall to wall mirror and bought a framed mirror. The toilet was left alone and we painted the walls. We found a great product I think it was called Schluter. It gives you the base for building a shower. We did it all ourselves for just under $3,000 (including all supplies, equipment rental, how to books, new faucets etc.). We had been quoted about 8,000-9,000 from a contractor (I am sure they would have done it in a fraction of the time and it would look a little sleeker, but we didn't have that kind of money).

However...my husband said he would never do it again
