Making an offer

Hi all

just looking for some advice on how to go about making an offer on a contract. There are quite a few contracts that match our needs currently, and are close to the price we want.

If we were to make an offer that was accepted, what happens next? Do we pay the deposit after the offer is accepted or when making the offer? If the seller accepts the offer can we still back out with no penalty? Only reason I ask is if we have a target price we want to pay, would you make offers on multiple contracts that meet your needs and are close to your price, or do you have to offer on one contract at a time? Wouldn’t want two sellers to accept and have to buy both 🤣
 
You pay the deposit once you have an offer accepted. if you find one you like, make the offer, if it gets accepted, all set! If not, move on to the next one,

Most sellers get back within a short time, but since you see several, you can always add a timeframe..ie: seller has 48 hours to respond.
 
You can always make an offer. You may be surprised at what will be accepted. I have made several offers hoping to meet seller in middle and they were accepted at initial offer.

☝I agree with badeacon☝I had a set dollar figure as a ceiling, and a minimum number of points I wanted at SSR with a June Use Year☝ It took a while to find anything close.
Then there was a surge of listings in January & February, but most of them were scooped up before I could offer. I saw one that had more than we had targeted, but I took a chance and offered them a low-ball price for 3 reasons:
1)- I wanted to actually see if I could be the first to get an offer in (frustrating to always see your perfct contract "pending an offer"
2)- I wanted to see if, and actually was expecting to see that, my low-ball offer would be countered/
3)- I really thought the SSR prices were due for a dip in price in 2020, prior to COVID-19
So, that's my long-winded way to say "Go For It" - make an offer!

Thanks, that’s reassuring. I wasn’t quite sure how sellers and brokers would react to a low ball offer (I’m from UK and here it wouldn't cause offence). Don’t want to end up with brokers thinking I’m time wasting if I have a price I’m willing to pay!

Where are you looking and what is your family situation? There are three of us, fiancee and 2 year old...

We are looking at buying around 125 points at Saratoga, me husband and my boy who’s nearly 3 so similar to you. We are also looking for a separate contract for my parents for around 225 again at Saratoga.

The price would depend on whether there is points available in 2020 to be banked (aiming for a a Feb or Dec use year). But we are looking to pay around the $78 - $82 mark.

I know it’s a bit lower than the current asking prices, hence the thread of asking if we will offend by lowballing, or do we sit tight another 6 weeks or so and hope the list prices come down!

We’ve also only just got back from our Feb trip so unlikely to visit again till October next year so we have plenty of time to hold out for the right price

What are you considering buying?

The boy is 3 in July. We went in November, and are targeting April next year, assuming my finacee doesn't fall pregnant. So it would be nice to have the points to use ahead of this next trip if we can.

We are looking at a June UY at SSR for around 200 points. That way if we went every year we'd have enough for a studio but also if we banked and went every other we could get one of the larger ones with a kitchen.

I can’t mention the firm here that we have used several times for buying and selling but in the past I have asked our agent what price point Disney has been exercising their ROFR. That has helped us determine an opening bid and then what we are willing to finally pay. When we have sold points we haven’t been irritated by low ball offers, we just come back with our best and final number we will accept. last fall we sold two contracts that we had ourchased resale several years ago within a week of posting them and there was very little back and forth. Again I trusted our agent to give us a good idea of a reasonable selling price that we could live with and that would go quickly. We ended up making several thousand dollars profit on both contracts which allowed us to buy another resale contract for OKW which is what we really wanted,

Yes definitely! Where about a in the UK are you? We are up in Sheffield.

we are only looking at 125 at the moment to allow us to go every other year as the husband is adamant we should visit more places (and yet we do Disney every year 😭) so I’m sure in time we’d end up getting more do we can have 1 beds or go every year as the kid(s) get older.

We usually do free dining so it will be a big change moving to DVC.

Yes we did free dining this time at one of the budget resorts. We aren't 100% set on 200 points. I am in the same boat as your husband that I'd prefer to visit other places every other year. There's some big costly places on the list, South Africa, Canada, Japan, Costa Rica so I don't want to put all my eggs in the disney basket as much as I love it.
