Maintenance Fees

I recently bought into Saratoga Springs and have a question. Does anyone know the current monthly charge for maintenance fees per point? I looked on the DVC Member website and can't find it anywhere. Does anyone have a link that will show me the fees per point?

SSR fees are $4.12 for 2007.

I've just started looking at owning in DVC. I understand the point system, and I've seen that resales run from $70-95/pt (depending on resort).

I didn't realize that there was such a large annual charge on top of the initial investment. Am I correct in saying that you still need to pay $1,247 annually for 270 pts in AKL?

Are there other fees involved with the DVC? Are there fees for staying at resorts other than your home resort (either within Disney, or external from the Disney family)?

I was starting to get excited about owning, but maybe renting points is easier...

Yes, that is correct. The dues are by far the largest cost over the life time of your membership. They cover things like maintenance, property taxes and a capital reserve fund for large expenses such as re-roofing. Dues go up about 4% per year on average.

There are no fees to book a non-home DVC resort or to book a hotel at Disney Land. For everything else (including WDW hotels as of 2008) there is a $95 fee.

No such thing as a free lunch. Gotta keep it maintained and pay for operational expenses. It's still way cheaper than paying for a week at AKL every year, in a condo style villa no less.

All true. Keep in mind that the timeshare industry in general have yearly dues increases.

Thanks for the insights. I figured there was an annual fee - this was just higher than I expected.

I also found another thread discussing the pros/cons of buying. It seems to summarize as: if you like staying at the deluxe resorts and come down at least every few years, then buy into DVC; if you like staying at the value resorts, take a pass on the purchase. If the moderate resorts are your preference, then you need to plan on coming down for many years (10?) before buying DVC pays off.

Even if you stay at deluxe resorts anyway, it takes around 7 to 10 years to save back your initial DVC purchase. With moderates, that break even point may be a few years later, it all depends on an individual's situation and travel habits. So, yes, DVC really is a long term purchase and only "saves" you money if you'd be going to WDW resorts anyway for many, many years.
