maintenance dues question

We are really discussing buying DVc but I want to fully understand every part of teh process. SO-- say we get a contract with a December UY when do we pay our yearly dues? I know that dues are based on the true January-December year so when do they send the bill? Thanks
 
The due date for your annual fees is January 15th regardless of your Use Year. You can pay by credit card or check. You can also spread the payments out over the next 12 months by paying monthly via direct debit from your bank account.
 

Can you tell me how much the MF usually is or at least what it is this year? I'm trying to find the break even on the DVC versus a regular resort.

BillPA - thanks for posting the dues history. With regards to Vero Beach - what does VB (sub) mean? Also, do you or anyone know if the rise in cost there is from hurricane insurance?

If you're keeping track, AKV dues are supposed to be just under $4.62 off the bat.

When Vero was first offered for sale, buyers were told that the resort would be much larger than it ended up being. Those early customers were lead to believe that they would be sharing the common-area expenses with a much larger group of owners. To avoid any claims of misleading buyers, DVC has continued to subsidize the dues for those who bought before the development plan was scaled-back.

The subsidy will always exist for the early owners. I believe that if those owners' contracts are ever sold on the resale market, the subsidy disappears and the new owner must pay the full dues amount.
