Made an offer, waiting to hear?

It's entirely possible I'm being too impatient, but I submitted an offer last evening on an AKV contract through Fidelity. I haven't heard back yet, is this normal? Im only concerned because people seem to always say they hear back in a few hours... I'm wondering if I need to call and confirm they received the offer?

Call and confirm with Fidelity.

I would also tell them it is only good for 48 hours. (or some stipulation)

In today's day and age, where we get emails on our phones, and it is rare to be out of contact for any length of time, I personally would not allow the seller the luxury to waiting to see if a better offer comes in while they make you wait.

Hopefully you will hear something today. I guess it depends on the seller - if they are at work and don't work at a job where they can address personal emails or calls, I could see it taking 24 hours. You are on the West Coast, right? It may also depend on where the seller is, and whether the broker happens to catch them at a window where they're available. E.g. My seller was in the same time zone and I made the offer in the late AM on a business day, so by early afternoon we had an accepted offer. Good luck!

I would call and confirm or email someone. I'm also working with Fidelity right now and their communication leaves much to be desired. Also, they don't actually post most of the contracts on their site, just through email.

I put in two bids. The first bid I placed on a Monday I didn't hear can from them at all. I contacted them the next day, and they said the sellers were waiting but they received multiple offers. They never told me my offer wasn't accepted, I had to point blank ask a few days later. They essentially sat on the info.

The second one I put in on Friday morning. They actually never said my offer was accepted, they just sent me a bunch of documents to sign that afternoon. We signed quickly and it was sent to Disney for the ROFR the following Monday.

So they worked quick but the communication was bad

How big of a contract are you looking for?

I had a contract pass ROFR recently... I had been lurking for quite a while and was looking for a contract in the 50-75 range as it's just me and my wife. I set a price range of what I was willing to pay on the property I wanted (SSR, economical reasons) and as soon as I found a listing within my criteria, I called and "made an offer." I put that in quotes on purpose-- I didn't want the hassle of going back and forth with a seller on such a small contract, so I just paid the asking price. As soon as I told the reseller I wanted to pay the asking price, they immediately marked it as pending and I received the paperwork within a couple hours.

Would a cheaper per point price (than what I paid) pass ROFR? Yes. However in my particular case a $2-3 dollar price difference wouldn't be worth the trouble. I'm not on any time crunch but I didn't want to be lurking all the reseller websites forever. I understand the savings on a larger contract though.

Good point about the hassle of negotiating... We're looking for a 120-160 pt contract, so it's not (in my opinion) worth a whole lot of haggling but I know my husband sees it as a game lol the "see how low you can get it!" type so I fear we might be in for a long search... I did show him that a $2 negotiation is only worth $240-360 and he started to see the light but we'll see. We're not in a rush either but I hate things dragging out

sorry, I am also looking for AKV.. and was working with them, but my contract got rofred!! so, looking again, I had good short experience with them... but they don't have what I am looking for right now... how many points do you want? good luck!

I'm so sorry I saw yours got taken on the ROFR board... we want around 160 points, maybe a little lower but it's a slow going process. How many points was yours?

mine was 300.... now I am thinking of doing 2 smaller ones and diff resorts but still not sure.. I think if I could find something similar to what I had, thats what I really want.... or 2 smaller at same resort... I don't know. there are so many variables to consider... Fidelity just contacted me with SSR, BW and OKW ones that just came in... I dont know why I dont want SSR, I guess i am just so excited about it, although it looks great, something about AKV just excites me!! Good luck to you.

Sorry to hear about the contract already being sold. We had that happen with the second contract we purchased. You just start over, look through the resale websites and see what is available. We ended up with the points we wanted, the use year we wanted, at a lower price, so all was good at the end of the day. Hopefully you will be as lucky.

It sounds like you submitted your offer via email. With Fidelity I would not do that, I would call them directly. Different brokers have different strong suits. Fidelity has some of the lowest prices on the market. That's a big strength of theirs. Communication is not.

As an update:

I made an offer on a different, similar contract last Wednesday, 3/22. We had an accepted offer on Friday, 3/24 and I signed the contract and scanned/sent it back that afternoon. It's Monday 3/27 and we're still waiting on word that the seller signed and that it's gone to ROFR. Man. This is a slooowwwww process.

ETA: Not Fidelity this time, DVCMagicResales.

Pretty pleased with the speed so far but I offered full price. After looking at DVC resalemarket and seeing it being $10-$20 higher and contacts selling like hot cakes, I didn't take any chances. Still feel I got a great deal.

It definitely seems like it's important to jump on the good deals. We got 160 pts at AKV for $78 and were pretty happy with it, especially since it has most points in 2017. Your timeline seems great to me, especially since we also sent back a signed contract on Friday and still have no idea if the seller has signed or if it's been sent to ROFR. However, my husband is very pleased whenever he sees other AKV contracts listed for $10+ more than ours haha so I'll just sit tight and be thankful for a good deal.
