They JUST declined our mortgage loan for closing next Thursday.

Reason: HOA fees! Puts us a smidge over the "ratio" of what is allowed.

My Beef--the HOA FEES ARE IN THE STINKIN' PAPERWORK!!!

So mad, can spit nails.

We are able to remedy this--but how can they "overlook" stuff that is in the stinking contract/paperwork stuff and was fully disclosed up front???? Morons!

Hubby's income changes Aug 1 so that will fix things if we provide a letter from his company. (The other option was to go to 20%...which is a very last resort.)

So mad mad mad mad mad! :sad2::sad2::sad2:

Okay--vent over!

We applied for a mortgage with USAA. I have been extremely dissatisfied with the whole process and will probably eat their 350.00 up front charge and go with Wells Fargo instead. It sounds like it is their fault and I would demand their 500.00 guarantee if they don't close on time. Good Luck.

I've never had a home sale go through without some hitch or another. Hopefully this is your one and only problem and the rest will go through smoothly. Where did you end up buying? I remember you were looking at some houses in my old area, Lake Ridge. Did you end up there? Either way, good luck!

In Manassas--but one of that small percentage that is a decent area. Took a while though.

When we were trying to buy our first home we found a house we loved but it was dual zoned commercial and residential. We asked about that before we applied for the mortgage, asked about it through out the process and we were told it wouldn't be an issue. The DAY before we were supposed to close they came back and denied the loan because of the zoning. We had NO WHERE to live as we had given up our apartment, everything was packed except the things we needed to move. Oh, and I was 4 months pregnant at the time too. Luckily we found a house to rent that evening--someone at school's parents had one they were going to put on the market to sell so they let us rent it for a few months until we could find another home. This wasn't with USAA though. We have had zero issues buying houses since then though. We have also learned to leave a month's leeway between closing on a house and moving out of your current residence.

Thankfully that isn't an issue.

Our "move" isn't until August. Unfortunately, there is a washer and dryer showing up on Thursday. Not sure how to undo that if we cannot remedy the issue.

Banking with USAA isn't much better either...

Our loan is through USAA too and they have been really difficult to deal with now that the market has gone south. Several of our neighbors were able to get interest reductions and amounts knocked off their principle though some government plan but USAA wouldn't even discuss it with us.

Next house....I'm going with someone else.

I've also had some personal issues with USAA for my mortgage, mainly that they service it out to PHH, who sucks.

Sorry to hear about that hang up on your closing. Hopefully you can get things worked out quickly.

I am surprised to hear so much negative posts regarding USAA. I've used them for 20 years for multiple car loans, savings, checking, insurance, brokerage, and never had any issues of note. Granted I didn't use them for the mortgage, just surprised to hear it.

OP, good luck with your home, it will all be worth it in the end.

We've got all our eggs in one basket with them, so to speak as well.

Customers as a couple for 11 years and my husband's history goes further than that.

I will say that I have noticed a....decline in them. It is modest, but noticeable.

Our first mortgage wasn't anything like this and we had all i's dotted and t's crossed. This time, we also had all of our i's dotted and t's crossed....USAA just missed a letter...or sentence witha few numbers.

It will work out--our budget is based on his salary Aug 1 that is guaranteed and we would not have pursued this home if that weren't the case. But they did all this with his present salary anyway--and that is what irks me.

As of late, regarding mortgages--I've not been pleased.

Surprised here too!I have been with USAA for about 13 years and have had no problems. We even had a mortage approved wih them but we backed out. Hopefully they are not going down hill.

We've been with them nearly DH's entire career, and he's almost to retirement. Most of the eggs are with them as well. Overall, I'm totally happy with them but I have had issues with PHH, and I complained to USAA about it. Hopefully when they are outsourcing their mortgage services they keep that in mind. I wish they had in house customer service for mortgages.

We have our auto, and homeowners with USAA. I have gone outside USAA for the umbrella because they just were not competitive, which surprised me.
The only banking with them that we do is a credit card that used to have frequent 0% rates with no transfer fees; haven't seen those in a long time, and a 'cash card' that I can transfer $$$ to DS#4 while he is at college. I am glad I don't need them for a mortgage.

I am surprised you were able to get an umbrella policy without having the underlying coverage on your cars and home. Where did you get that policy from?

We have used USAA for over 16yrs for Banking, Insurance and Credit Cards. When we applied for a mortgage through them we found the process difficut and went with a broker.

Problem has been resolved.

Though another discrepancy on their end was discovered in the process.

But closing will occur on schedule. (It did require a letter from DH's employer.)
