Lots of availability at BWV August 2022 Garden view rooms

Planning a trip to WDW in August/Sept 2022. Just wondering why there is so much availability of 1brm garden view rooms at BWV the whole of August and Sept? We've booked 30 Aug - 3 Sept. I thought there was never much availability at this property. Is there some construction going on or something in that building at that time?

Also does anyone know why WDW DVC seems to be very busy/sold out on 4 August 2022? Makes it tough to plan a two property stay, split over two WDW DVC properties as 4 August 2022 is sold out in a lot of places. Even the Poly bungalows on 4 August are sold out.

Thanks for any advice here.

Its summer, old people dont go then. People buy bwv for f&w but not when its still summer hot I guess?
 
Summertime is the least popular time of year for DVC members to book, which is why DVC management has begun reducing the cost of villas in the summertime and increasing them in the fall. As @kilik64 says, we old folks don't like the heat and humidity in August!

It's super booked at VGF this summer moreso than past (pre-Covid) summers. We're on waitlists for VGF in August for 1BR or 2BR or 3BR.

Yes, but the poster who started this is looking for a 1 BR G/P view at BWV. There are a lot more of those than there are 1 BR at VGF. And a lot more of us old folks who own at BWV and stay away from the heat, too, probably.

I was responding to "summertime is the least popular time for DVC members to book," a blanket statement, which is not true currently at all DVC properties. BWV was not referenced in that comment. So if it were BWV specific, then that may be a different story.

I didn't think about the unusual situation at VGF this year, with all the new owners using their points, and of course the pandemic altered a lot of booking patterns, but I also didn't mean to sound absolute.

@Kwkiwi, in general, in past years, summer has been the time period when DVC resorts booked up the slowest. Obviously some book up more quickly than others.

Historically, August is the easiest month to book a DVC.

In addition, a one-bedroom villa historically is the least in-demand room.

Finally, something like 80% of one-bedrooms at BWV are Preferred View rooms. (About 10% are Standard, 10% are Boardwalk.)

We travel every August (and July and March -- and 2nd week December), so the reality of booking DVC is different than "historically" certainly for actual experience.

Like you, we've been doing 4-6 DVC stays per year for many years, so we are very familiar with booking throughout the year. August is always the easiest month to book. It's hot, kids are heading back to school, and until recently, was one of the more expensive months. Obviously, DVC intentionally re-allocated points in 2022 and 2023 so that, in 2023, August will cost less than the very popular fall months.

For example, a week in a Standard View one-bedroom in early August cost 220 points in 2020. The same room now will cost 187 points in 2023. In 2023, that room will cost 206 points in October, up from 166 points in 2020.

It will be interesting to watch if these changes have the intended effect.
 
For BWV, you need to distinguish between 1BRs as opposed to studios and 2BRs (all two bedrooms are lock-offs and thus studio reservations can also eliminate the ability to get 2BR reservations).

In the past, studios and 2BRs have always been the hardest to get, with standard rooms in those sizes often disappearing right at 11 months out, boardwalk view the same during the high demand fall season (late Sep to marathon weekend in Jan) and usually gone before 7-months out the rest of the year. Pool/garden view studios and 2BRs are typically gone before 7-months out in the fall season and about 60% of the time the rest of the year.

During the fall season, even 1BRs in all three booking categories have usually been difficult to get at 7-months out, although pool/garden can sometimes be found open for multiple days. However, during the rest of the year, pool/garden 1BRs have most often been open and standard and boardwalk 1BRs are open at 7-months out about 60% of the time. Particularly during much of the July (July 7 to July 31 has been the second lowest DVC demand time of the year at WDW; Feb 1 to the Thurs before Presidents' Day is the lowest) and also including August and part of Sep, pool/garden view 1BRs have often still been open at 4 to 5 months out and sometimes even at 60 days out.

I suspect some of the reservation patterns will change at least somewhat in the future, with summer and Sep going up some, as a result the point shifts that have occurred in the last few years through the 2023 point charts, which have resulted in summer point requirements decreasing and fall increasing.
