Im not sure if this is the right board or not but...............................

we are thinking of pruchasing a used dvc from timeshare store. Do you guys recomend this? How reputable do you all fell they are?

What do the closing costs look like? (approx cost)

and lastly what is a fair resale price per point?

thank you Nettii:goodvibes

You want to buy a used DVC???

:lmao::rotfl2::rotfl2::lmao:

Sorry...but that strikes me as very funny! :rotfl:

I believe your asking about buying DVC on the resale market.
Closing costs proably avg about 12% or so.
There really is no "fair" price as it's market driven and effected by DVC's ROFR pricing.

Honesty, I'd say read, read, read these boards, the sticky notes at the top of each of the 3 main DVC discussion boards, perhaps make contact with a resaler (ie. the timeshare store) and ask questions - in fact they offer a free 20 pamplet about DVC ownership.

HTH

ps/ looking at your sign line - it looks like you usually stay at the value resorts?...do your math carefully as DVC ownership may not be a good fit for you. Most agree that value is realized from owner ship when you visit about every year or so, and generally stay in moderate or deluxe locales.

Buying resale will almost certainly save you money (with the possible exception of Bay Lake Tower or Villa @ Grand Calif).

The savings can be substantial - esp at Saratoga.

I suggest you look at this thread to see that contacts are passing Disney's Right of First Refusal: http://www.disboards.com/showthread.php?t=1960185

Timeshare store is very reputable, but there are other reputable resellers you should look at (since they dont all share inventory). The main players other than TSS is **********, DVC by Resale and Fidelity (fka GMAC).

You should read the sticky's and understand Use Year, the 7/11 month window, why home resort matter, and what you get (and dont get - like housekeeping) when you are on a DVC stay.

Closing costs vary with the size of the contract, but they are generally $400-500 and while usually paid by the buyer... who pays can be negotiated.

what is the average price of BLT? (per point I would imagine) Im not sure where to find that info, I cant seem to find it on the DVC site.

If I were you, I'd start by reading the FAQ on the TSS web site (http://www.dvc-resales.com/). Then look at the listings on their web site to see the asking price. For BLT, it looks like the asking price is $100 - $109 per point. Feel free to give TSS or any of the other agents a call and ask your questions. They are quite helpful.

By the way, we used TSS in buying BWV and are quite happy with their service.
