Long Term Rental - Jan

Hello,

Does anyone have a suggestion for places to search for a month long rental for Jan 2016, Orlando area, for a family of 4? I have tried vrbo and such, but it's hard to find month long rental with pricing. Is there a good site dedicated to longer term rentals?

I would think plenty of owners on VRBO would love to rent their homes for 4 weeks during a traditionally slow time. Are you finding that owners don't have availability or are they actually not willing to rent for that long?

You could try contacting some local realtors and/or property management companies.

The issue isn't availability - I guess it's just going to be emailing lots of owners and seeing if they'd be willing to work with us. Thanks for the help!

When you say "work with us" what do you mean? Are you just referring to negotiating a reduced rate? If so, it's been my experience that that isn't usually a problem. We've booked 2-week stays several times and the owners have always been willing to come down on price to lock in a 2-week booking. I would expect they'd do the same for a longer stay. One thing to ask about is cleaning. Typically, homes are cleaned weekly or when a guest checks out if less than a week. On a longer stay, you can probably save some money by not getting it cleaned as often. Maybe just once mid-stay, or not even that if the owner is agreeable. That helps lower the owners expense so they can pass that savings on to you.

My family just rented a house for 3 weeks and I used the homeaway website. The site even saves your original price request message, so you can send the same email to multiple owners. I found that most owners responded within 24 hours with a price. We got 10% off for a 3 week stay. Perhaps I could've negotiated a lower rate, but we felt that was a fair price. I had prices and the house booked all within several days. We went with a house in Windsor Hills.
