IIRC, DVD cannot increase the #points required for ressies more than 20% of what the previous year's points costs were, unless over 60% of DVC Members voted to allow that. (i don't know why anyone would vote to allow a 20%+ reallocation though)

i also saw some language in the Official Member Agreement for OKW (this is the document that's recorded in Orange County.. the one that our Deeds refer to under the section "THE OWNERSHIP INTEREST IS FURTHER SUBJECT TO the specific use restrictions set forth in...") that indicated that at least 1 night every year, there is a point cost cap of: OKW studios 15pts, OKW 1-bdrms 30pts, OKW 2-bdrms 40pts, and OKW GV's 65pts.

i couldn't quite figure out what this means.
i think it means that there will always be 1 night every year where you can book a room for those specified amount of points... but all other nights could cost a lot more depending on how DVD reallocates things?

anyway, i assume there are also figures for the other resorts as well in their respective Official Member Agreements.
(btw, anyone know if/where we can get a hard copy of these "Member Agreement"s? it took forever to browse through the scanned copy on the Orange County website)

also, there was something about how if DVD does decide to establish a minimum stay for reservations, the cap for that is 5nights. so DVD could never require a full week minimum stay.


anyway, other questions:

how many times has reallocation happened?
does anyone have old charts from before reallocation?
how much changed? what % did points increase/decrease?

have they ever raised the cost of studios, and lowered the cost of 1-bdrms, for example? (i don't know why they would do that)
 
Reallocation has occured only once- for OKW in 1996.

The point cap you referenced illustrates a maximum reallocation of points. "Maximum Reallocation" is defined as a leveling of all seasons and days (Dec 25 and Sep 7 would cost the same, Monday nights and Saturday nights would cost the same). Thus , even at maximum point structure, a Studio will never be more than 15 points per night, a 1BR tops out at 30 points per night, a 2BR would max out at 40 points and a GV would be 65 points per night.

Prior to 1996- OKW point requirements were:

Adventure Season: Studio 7/17 (Weeknite/weekend), 1BR 14/35, 2BR 19/47 and GV 31/77. This was changed to Studio 8/20, 1BR 16/40, 2BR 22/54 and GV 36/88.

Choice Season : Studio 8/21, 1BR 17/42, 2BR 23/57, GV 37/92. Changed to: Studio (no change), 1BR 18/41, 2BR 24/56, GV 38/91.

Dream Season: Studio 10/25, 1BR 20/50, 2BR 27/67, GV 45/112. Changed to: Studio 10/24, 1BR 20/48, 2BR 27/64, GV 45/107.

Magic Season : Studio 11/28, 1BR 23/57, 2BR 31/77, GV 52/130. Changed to: Studio 11/27, 1BR 22/54, 2BR 30/73, GV 51/123.

Premier Season : Studio 15/38, 1BR 31/77, 2BR 42/105, GV 68/107. Changed to: Studio 15/36, 1BR 30/73, 2BR 41/100, GV 66/162.

so, doesn't that mean, if you want to be able to have a decent chance of reserving a week every year, just buy enough points to book a week at that levelled cap: i.e. 105pts for OKW Studio, 210pts for OKW 1-bdrm, 280pts for OKW 2-bdrm, and 455pts for OKW GV?
you might have to do a little borrowing or maybe 1 year you'll stay only 6 nights, but does this strategy seem pretty safe when deciding how many points you need? of course, this is assuming you don't plan to stay in Premier Season every single year. 'cause right now Premier Season costs so much more than other seasons.

Yes, the wording in the Condominium Agreement was simply to illustrate a worst-case scenario for point reallocation. It was intended to describe what reallocation would change and how a member's points could still be used on that basis. I don't believe the intent was to suggest that scenario would be likely to occur- but more to demonstrate what could still be done with the points purchased under those conditions.

While the language currently prevents minimum stays longer than 5 days, there are no other restrictions. they could require 5 days to include Friday AND Saturday night. They could group the weekend and weekdays much along the lines of the cruise days. They could always change the legal paperwork to require longer than 7 days but I think iit would require an actual vote of the members to do so.

20% per year would be a big change and I doubt we'd see anything that drastic. I had envisioned some slight adjustments between various seasons and weekends to weekdays. Of course it wouldn't be minor if the change meant a member lost a day on a planned reservation.
