How likely do you think the Polynesian tower will be part of a new/old association?

Yes. Like us. We go and get some Tonga Toast every trip. So, they are not adding any type of food service to the place?😱
The diagram for the first floor does appear to be either a QS or TS. Based on the diagrams we have seen, the with the bar area will have an entry point from the pool and into the QS or TS. That fits more with how things are for the Poly QS.
QS definitely needs the addition at Poly.

Some counted the room for the floors based on one diagram that was become public record. Based on that, not sure they have any room for additional dining on floors above. It's possible the other floors have different room designs.

If it's only one, that means the opposite category (TS/QS) will now have significantly more people at staying at the resort. Seems likely Poly restaurants will become busier.

Others have pointed out it's also an increase on transportation. This will effect entire Polynesian resort, plus GF/VGF with monorails. On the plus side for GF/VGF, the boat stops there before Polynesian. Unless they add an exclusive boat for Polynesian, it may become more difficult to get a boat from the Polynesian resort's boat launch to MK.

Tower will have additional pool, so it will help some. Unfortunately, from the renderings it seems it will not have a slide. Leaving Polynesian with only one pool with a slide. Children and families love pool slides.

None of the issues are known or set in stone yet. Hopefully, Disney realizes these things and makes adjustments. Based on renderings, I am not convinced they understood what is required to please so many guests staying at a resort.

Ya, transportation could be a nightmare if they don't get on that.
 

Riviera is 341 with no LO splitting, 489 with. I forget whether Poly Tower's 270 was with/without LO splitting.

Tower rooms based on what we know of the floor plans (assuming first 8 floors are the same):
  • 6 2BR dedicated
  • 30 duo studios
  • 88 1BRs
  • 138 studios
  • He excludes the 9th and 10th floor but it seems there are 8 rooms likely 4 GVs, but maybe 8
Using those numbers, Poly tower will have a maximum occupancy of roughly 1346.
PVB maximum occupancy is 1960.
Polynesian hotel (479 * 5) is roughly 2395. (I believe some rooms have larger occupancy).
That means the Polynesian Village Resort will have a maximum occupancy of roughly 5700.

For comparison, OKW, 230 lockoffs (studio + 1BR), 274 dedicated 2BR, and 27 GVs. I believe the maximum occupancy is 4860 people.

We really love Poly (kids love the pool and the dole whip and I love the beach and the convenient location to both Epcot and MK) but I am worried the 25% increase in occupancy is going to make the whole resort (and adjacent boat/monorail infrastructure) feel very crowded.

It could make it completely off limits to day guest without some type of reservation at certain times of the year.
 
Had a thought. Can anyone who owns VB look at the new statement for 2024 dues and see what it says for units?

Just wondering if they slipped anything in there?
Just got our PVB 2024 dues statement and it's still 380 units.

One thing did catch my attention, though: the Capital Reserves Analysis for CY23. Every line item has a minimum "Estimated Remaining Useful Lives (Years)" of just 1. I have 4 other home resorts and none are like this, including VGC, which is extremely likely to undergo refurbishment within the next year.

After the tower opens at the Poly, I would only consider buying there or at Poly 1, after I had stayed there to feel the vibe of so many more guest at the resort.
We recently stayed at PVB - it felt crowded throughout the day with many day Guests dining at one of the restaurants, drinking at one of the bars, buying a Dole Whip, or simply stopping by.

The Lava pool was crowded - it was difficult finding seats.

I suspect it will get worse once the tower opens.
