Since there's a debate if Poly 2 will be added to Ploy 1 or a stand alone DVC resort ; I was wondering if anyone even questioned its legality. In fact was it even legal for DVC to add more rooms to its original VGF membership. It did in fact lower the value of the original buyers investment by adding another 2 million points and completely changed the ownership of the original buyers. By adding only studios to the original ownership it indeed made it much harder to use your points for 1or 2 bedroom villas or Grand villas.
 
I would say it did lower the value to the original owners. I would be very upset if I had bought in there. Having to compete even harder for a room in the original building is a disservice to those owners. Legal- probably was.
 
There is nothing legally to prevent DVD from expanding a DVC resort if they so desire and owners do not have to approve that move.

They can also reduce the phases of a resort from planned. That is why happened with VB and why there are subsidized dues and why the contract mentions that as well.

In terms of value, the contract is full of language (and there is nothing in FL timeshare law that requires developers to make decisions based on potential resale/value of resorts) that future value of the product is guaranteed or expected.

So, what they did with adding more rooms via BPK to the DVC VGF resort was legal and they can decide to do the same with PVB, if they so choose.

Always read the fine print. I guess it will get worse once they add the next building to the mix.

Has this been proven factually?

From my experience, most people gradate toward the studios.
Those are the high demand rooms, are they not?

If anything I would think extra studios would be a bonus to most.

I have seen a slight change in booking patterns for the 1 bedrooms for the times when we travel.

I never had a problem getting them for the few nights we wanted them at 7 months with my SSR points.

However, I am glad I didn’t have to wait because for my trips Dec to March, those SV 1 bedrooms weren’t there at 7 months for all of those trips like they were in years past.

So, while I don’t think owners at VGF who book early during the home resort period will be shut out, i have seen things book up faster in those larger rooms than prior to the new points.

This is part of the reason FL has the 10 day period for you to back out. It gives you time to read through the contract!

I guess my question in the grey area of, is that because DVC seems to be busier than it was in the past, or if the added studios, and associated points are the cause.

I would tend to believe the former and not the later. Based on what is happening at other, smaller resorts.

Given that this is the first time this has happened in this way, and from my watching things over the past 6 years, I do think it’s due to the addition of points.

We added 300 points specifically to use at VGF1 and not the studios.

And, all the points are not yet sold so it will get harder.

Basically, what used to last until 7 months…doesn’t seem to lasting that long anymore.
 
Isn't this the first year that DVC change from RCI to some other travel company?
Any chance that has something to do with the inflated demand?

Not sure how that systems works, but is it possible that the other time share company has inflated demand?
Does anyone know what there booking window is ?

The new exchange company is Interval International, II. Before a member of II can book a DVC villa, DVC has to deposit that villa into the II exchange bucket. Before DVC can deposit any villa into the II exchange bucket, a DVC member has to deposit their DVC points into II. However, DVC is not required to deposit a villa from that DVC member’s home resort, and in fact OKW and SSR 1BR are the most common deposits from DVC into RCI or II, with AKV and rarely BWV showing up too. AFAIAA, DVC has not deposited any VGF villas into either exchange company. So that would not affect availability for VGF owners at 11 months or the rest of us at 7 months.
 
The one major factor with the resort studios is the paper thin walls. That is just inexcusable. I have stayed at numerous Disney resorts, all levels, and never have I had paper thin walls at any of them.
 
I had no interest in adding on via GFV 2. I rarely stay in a studio even if I'm traveling alone. Just my quirk. If I stayed there, I would only stay in the original villas.

Paper thin walls is our issue with all Deluxe resorts (including the Grand long before DVC ever opened on property). Only the Polynesian, Contemporary and BLT for some lucky reason are relatively quiet. We have neighbor noise issues at WL, BC, AK and so on. It has always been one of my major issues.

Never been with me and the Deluxe resorts I have stayed at.

Contemporary and the original Polynesian buildings have much more sound deadening in the walls than you’d normally see today. That just has to do with the unusual way in which they were built, I doubt it was intentional.

Treehouses are good for peace and quiet 😉
 
Actually come to think of it, Treehouses were the first time Disney did this, not VGF 1.1
I was going to mention this. Happened at SSR. Treehouses added a lot of points at a resort that for years has featured a lot of people claiming to neve r book it as home.
