Land Survey....

we just had ours done for $1000 (1/2 acre). our neighbor died and a builder bought the house as a tear down to build 2 houses on the lot. his surveyor submitted a survey that showed our driveway encroached on their property line. our surveyor came up with different results and had to fight the developer's results. we won.
 
My best friend and her dad had a dispute with a neighbor over a property line. My friend wanted to put up a garage and had to file with the town. The neighbor tried to say it was too close to the property line.

By the time my friend's lawyer was done, it was found that the neighbor's driveway actually was partially on my friend's property so it had to be dug up. Then the neighbors tried to say the driveway land was theirs through adverse possession. Since the neighbor had only lived their 5 years and my friend lived there her entire life, it was easy to prove that the driveway had not been there long enough for adverse possession.

It took her 2 years before she got her garage but she did end up with several feet more in property.
 
Property markers can be metal rods or stone pillars. Moving them is not unheard of but it is very unlikely anyone would move more than just a few. Surveys can take into account markers of properties a few doors down, and the markers have to make sense relative to each other.
 
I feel your pain. The previous owner of our home came to an agreement with our neighbors about our property line giving them a few feet at the front of the house and us a few at the back and then they put up a fence. Since it just makes the yards look more even front to back I never gave it a second thought. The problem is I just found out they have just put the house into a reverse mortgage with the bank. Papers already signed. I was looking into having our property line measured since I'm not exactly sure where it starts or ends on that side. I've looked at the city documents and it really is just a few feet on both sides. But everyone quoted me at over $700. I do wonder still what it will mean when the bank takes over and if I should be doing something about it now.
 

That sounds really high. Surveys here run about $350-400 for residential and $1000+ for commercial.
