Many KOA's are privately own and just franchise the KOA name and rules, set up etc. I have been in wonderful KOA's N, S and as far W as Louisanna. We had a pop up without AC and were pretty far west in the summer, it was very hot so we stayed one night in a cabin with AC. Not all Cabins have AC but most do, cabins do not have bathrooms. My parents have stayed in a cabin while we have camped in our TT. They are nice, you have to bring your sheets, pillows etc and cooking supplies. But I think now they have Camping Cottages with bathrooms. Pets are not allowed in cabins. I have had to wait during busy times(when amusement parks close and people return, late in evening for showers) Most women shower kids so it can take women longer. Most KOA's I have ever stayed in are clean and well kept. Unfortunately they can't always control the mess other people may leave, or kids playing or being loud at night. They do have rules and I know they follow them, I have heard about people drinking excessively being asked to leave. If something does not suit you, cleanliness of the bathroom etc. let them know at the office. At least you give them the chance to remedy the situation. Never stayed in one in Orlando but have stayed in others in FL. Hope that helps.
