KIdani vs Jambo in sales?

Peculiarly, when we bought Kidani we couldn't stay there until after May the following year. That first August '08 to May '09 we could only stay at Saratoga. I never understand why when Jambo was already there.
It is the same with Polynesian Island Tower. Your points don’t exist for use until your deeded property opens.
 
That's encouraging, however, the documents state (paraphrasing here) DVC can add limitations which are to the benefit of the general ownership - which they absolutely did do during Covid by limiting banking/borrowing, for example. The fact Jambo and Kidani ARE two different entities on DVCs ADD-ON POINTS section of the website leads "me" to believe they have built that in to CYA for future actions they feel might be required. They are "asking/telling" direct Buyers to pick one or the other, they do not require you to pick a building to buy into at SSR.

The banking and borrowing rules are part of the home resort rules and regulations which can be modified, like in 2020, or at any time, based on supply and demand or other issues.

That applies to all resorts. The POS is different and with both being the same condo association they can not have different rules for each of those sections.

It’s diffeeent for SSR because they are not named differently. So yes, AkV Kidani and AKV Jambo are considered separated, due to how the opened at different times, they are part of the same association means that they fall within the same rules as though they are one resort.

In order to make different booking rules for those places, it would require creating a new association for one of them which would require a vote of owners, even if allowed, which I doubt.

My guess for why they have owners choose is because some do have a preference…but I don’t know if a random buyer asks to buy how much that is stressed or even discussed

So here is a hypothetical example - if Kidani were to have fire/hurricane damage and was unusable for 6 months (or 48 months based on Disney's insanely slow construction history ie The Bake Shop lol), would the Kidani DVC owners be treated differently for booking than the Jambo owners? The difference seems invisible, until it isn't, so to speak.

No, because the POS accounts for this as long as it is being rebuilt. If Kidani was destroyed those owners would get proceeds of insurance a no longer be owners if it was determined not to rebuild.

But that would be the same as any unit within an association that gets damaged and not rebuilt. If the treehouses burnt down, those owners deeded there would be the same as Kidani….no longer owners if not rebuilt.

If the top 2 floors of RiV got damaged and for some reason didn’t get rebuilt, the owners of those units would be the same….no longer owners after being given proceeds of insurance

So, the Jambo and Kidani situation would be no different with damage than any other resort that has all its units part of the same association.

Basically, if the unit you are deeded in no longer exists, the process will be the same no matter what resort you own.

In this case, Jambo went on sale first when they converted the 5th floor at the AKL. Kidani was then built as a separate unit of the same condo association, so your deed just says you own either Jambo or Kidani. The points are used interchangeably but they have to be designated separately.

I do agree it would be nice if the RAT just checked both boxes automatically when you own at one, but otherwise I don't find it that inconvenient.

I’m jealous yours is Jambo 😭 would save me 2 clicks to deselect Kidani and then select Jambo. Guess I need to sell my AKV and roll the dice again for Jambo 😂
I have considered buying 25 Jambo points direct for this.🤣
Our first resale was Kidani. We then added a small number of points direct and those are Jambo -- we explicitly asked our guide for Jambo points so that we could officially own there. :-)

Poly, SSR, VGF are also multi-building properties already, whereas AKV was not, so it may be that when adding on the new building and association, it had to be separated out since the association/deeds didn't initially allow for multiple buildings? (This is just my guess, I don't actually know). Your deeds for any of those properties will still say your ownership units in the deed, which would indicate what buildings you actually own. When I owned SSR, I had one contract that was the Treehouses and another that was in the regular buildings.

PVB tower didn’t need to be done differently because there was not a lot of overlap in rooms so they just used the word tower to distinguish the studios that are there.

Since the long houses don’t have the duo, 1 and 2 bedrooms, it’s only the tower that has them.

Jambo and Kidani have lots of overlap with room views and sizes so I think it was easier to make them two groups when booking.

Same with BPK, it only added three room types to the list so easy to keep as one.
