Having a CH didn't impact our decision at all, but we had never visited one prior to buying into DVC.
Once my sons got the activity list @ SSR for CH, they were (and are) HOOKED!! Literally, they were sad at the thought of the park interfering with their CH activities. We even skipped a day at the water park to make sure they got their pottery class and pin trading party in
As my kids get older (now 8 & 12) the CH will become increasingly important. As a disclaimer, my children have been to DL & WDW cumulatively 16 times, so the parks are nothing new to them. Which is likely why they love looking at the schedule and spending LOTS of time @ CH. Our favorite CH, BY FAR is @ SSR!
